The worst warranty service I’ve experienced from Ashton Woods.
Since we bought the house, there has been a persistent squeaking noise across the entire second floor. Just two months after closing, they came out and claimed the issue was “fixed,” assuring us it wouldn’t happen again. However, the noise returned within days.
At the 6-month mark, the issue became significantly worse, affecting most of the second floor. When I raised it again, the warranty manager acknowledged the problem but dismissed it, saying it had already been addressed and that weather changes might be the cause.
By month 10, the situation had deteriorated even further. After repeated follow-ups and scheduling delays from their side, they finally sent a framer just two weeks before the warranty expired. Even the framer confirmed this was a serious flooring installation issue and stated that the entire floor would likely need to be repaired.
I was explicitly assured that since this issue was reported well within the warranty period, it would still be fixed even if the warranty expired.
Now that the warranty has ended, there has been zero response from the team despite multiple follow-ups. I have documentation and proof of all communication.
This experience has been extremely frustrating. A major structural issue like this should not be ignored, especially when acknowledged by their own team.
I would strongly advise potential buyers to carefully consider the quality of construction and the reliability of post-sale support before choosing Ashton Woods.

Gretchen was very friendly and her service while buying the home was good.
However, we as first-time home buyers were unfamiliar with the process. We went over numbers and payments with her 2 - 3 times on several homes. A PID was never mentioned till time to sign. The PID for the area is roughly 30,000 and comes out to roughly 90,000 over the length of the loan.
They did their legal requirements to include it in the contract but it 100% should have been mentioned prior to sneaking it in to the last page of signing. When I pointed out that it should have been mentioned when we went over numbers I was told "A pid is very common in new neighborhoods that are in rural areas and it's merely a assistance from the county and state to help put the infrastructure in the neighborhood to keep the cost of the house prices down the way that the county gets paid back." Again, thats all well and good but you should mention it when discussing pricing and payment. Otherwise it makes you seem like you are hiding things.
After we signed I asked about inspection. She mentioned an inspection is completely optional as they had already done an inspection. I have trust issues so we had our guy come out and do an inspection.
The AC unit on the new home would shut off every 5 minutes, there was a cracked window, the back yard fence looked like a truck had backed into 5 of the planks, a door with a stopper had been punched through and was stuck inside the door, the dishwasher leaked, and there was a part of the roof that water would pool and not flow, as well as several cosmetic issues.
There was a large chip in the bottom of the tub where it appears a worker dropped a tool like a hammer or wrench. Someone broke something, clean up the large fragment, and then left it. Had it not been found it would have leaked. I dont know how you do work on a home, break something, and then clean it up with out making it right.
When I pointed out these issues we were told they would "Fix any issues we found" my concern then was what about the things we didnt find?
I get it all homes have problems and that includes new ones. My issue was mainly with PID's not being disclosed during multiple pricing discussions and workers damaging property and leaving it with the potential hopes it was missed.
The icing on the cake was when we decided to back out we were told our earnest money wouldnt be returned as it was against company policy. When we pointed out the PID and the issues they refused to negotiate, refused to apologize, and then demanded we sign the release or else.
An apology would have gone a long way, even returning a portion of the deposit would have helped.
Make damn sure you ask about the 90k pid.
Make damn sure you get a good inspection and REALLY hope they find everything cause Ashton Woods and Gretchen will do the bare minimum required by law.

I can honestly say I loook forward to making Creekview our new home community. Gretchen is who you want to work with when it comes to making big life decisions because not only is she knowledgeable, resourceful and kind she’s an excellent representation of the quality of the community she’s helping to uphold!

Easy process/not pushy and Gretchen is great.
You will pay a PID that is $3,042 a year it’s the same cost no matter what house you get and 850 a year for HOA.
Keep those costs in mind but great experience.
