  • As a resident, I am deeply disappointed by the lack of transparency, accountability, and post-closing support. The situation has noticeably deteriorated since the acquisition by DRB. • Community management practices have raised serious concerns. HOA fee increases have been presented in unclear meetings, with minutes shared only after decisions were finalized with VCM, limiting meaningful resident input. • Vendor performance under VCM oversight has been substandard. Fee increases have been followed by dismissive or retaliatory communication when residents have raised legitimate concerns. • There appears to be inadequate oversight of contractors. Community roads are frequently left dirty during construction, and basic quality standards are not being consistently enforced. • Landscaping vendors have conducted operations at inappropriate hours (e.g., 3:00 AM truck loading/unloading), showing disregard for residents. • Sprinkler and plumbing contractors routinely deflect responsibility onto one another or the City of Pflugerville Water Services instead of conducting proper due diligence to identify and resolve root causes. • Construction managers and contractors have justified visible defects using vague references to “data” or “years of experience,” without providing substantive evidence or corrective action plans. • Homes show concerning levels of cracking (interior, driveway, foundation shifts) and landscaping issues within months of occupancy. While minor settling is expected in new construction, the severity and frequency suggest potential workmanship and installation deficiencies. • Overall, the pattern reflects poor vendor vetting, limited oversight, and a reactive—rather than accountable—approach to community management. • Prospective buyers should conduct thorough due diligence, including speaking with current residents and inspecting homes that have been occupied for several months, before making a purchasing decision.
