Shady and Frustrating Experience with Brightland Homes – Lack of Transparency and Poor Communication
We initially visited Brightland Homes at WestRidge with high hopes of building a new home on a larger lot. We worked with Sal Hernandez, and in the beginning, everything went smoothly. We selected our lot and finishes, and it felt like things were headed in a positive direction.
Unfortunately, the experience took a turn. When our broker attempted to negotiate slightly better terms or additional funds toward upgrades, the request was flat-out declined—no counter, no flexibility. While the base pricing was fair, the rigid approach was disappointing. Still, we decided to move forward and scheduled an appointment to sign the contract.
Here’s where the real problems began:
Not once during our entire selection process did anyone from Brightland mention that choosing structural upgrades would significantly increase the earnest money deposit—from the original $7,500 to nearly $16,500. That’s a huge jump that was never disclosed until the day we were expected to sign. On top of that, the fine print stated that the earnest money is non-refundable—under any circumstances. That raised some serious red flags but we were still willing to proceed.
The final deal-breaker came at the part of the contract discussing the design center upgrades and options. Brightland uses a tiered deposit structure based on the amount you spend on upgrades. If you select, say, $36,000 in upgrades, you’re required to pay up to 75% of that total—the very same day. No flexibility, no compromise. To be clear, we expected to pay something—20% or maybe 25%—but 75% upfront was excessive and unreasonable. We told them we couldn’t move forward under those terms unless there was some willingness to meet in the middle. They refused. Later that day the area manager Zack Barns called me to try to explain their position- we told the we would be happy to still do a deal but they had to work with us on the required deposit for design cost. He refused.
At this point, we are walking away—feeling like we’d wasted our time and energy on a process that lacked transparency from the beginning.
If you’re considering building with Brightland Homes, be very very cautious. Ask extremely detailed questions about every dollar you’ll be required to pay—when, why, and whether it’s refundable. Their sales process feels misleading at best, and the lack of upfront communication cost us hours of time and trust.
