    By far the worsed experience I have ever been a part of. The left hand does not know what the right hand is doing in this community. Be careful of the sales rep telling you one thing and then getting a response back from her boss (let me find out what management says) saying something completely different. They also tell you to your face that they will negotiate with you and whatever it is that you want is important to them, but then find out later that those are just sales words, and that really by the way the move in ready homes are non-negotiables all the way through and through. No negotiating on closing dates, closing costs, by the way these incentives are only good with our over paid lenders, you must close within 21 days for move in ready homes, on and on the list of blindsided changes goes. Good luck "building"...There are no "standard houses for you to tour" so everything you want to change on the plans is a ridiculous upsell, and must be conceptualized in your mind, further than that they confuse people by telling them they can only use so much "up to 5%" to buy down the rate combined with closing costs therefore...I told them that is deceitful trade practices by Texas Law from a legal standpoint which I brought to their attention and of course they denied it up and down left and right. They wont reduce purchase price in fear of the appraisal not meeting in their community to make a deal happen either. My client is an overly qualified first time home buyer and I am an agent with over 5 years of experience and this was by far the worst experience I've ever encountered with a client trying to purchase a new home from a builder, hands down. Worsed part is that they really didn't seem to care in terms of wanting to make my client happy, at all, whatsoever. Heck they fired him! Saying we don't believe we're a good fit for you, "since you don't want to bend to our rules". These types of builders get away with a lot on these internally written and litigated 50 page contracts because there are no regulations to hold them too so they make up the rules as they go. I cant wait for the day that changes. Beware of the blindsided information that you will receive once you start going down through the contract which holds no water in terms of any conversations that you may have had with the sales representative face-to-face hardly at all. It all falls back to "well management says...". Maybe management should be the sales reps, what's the point if it's this frustrating for people to make the biggest purchase of the lives. So sad. I will be sure never recommend Gehan or Brightland homes (their middle class brand) to anyone ever again.
