This builder primarily operates like a track-home builder. The issue is they’re building in a neighborhood with many custom homes, but they still treat the process like a track build—very rigid, limited flexibility, and a lot of “that’s not allowed” unless you pay additional fees.
To be fair, the sales representative and the building superintendent I’ve worked with have been great personally and have tried to help where they can. My frustration is with the builder’s overall policies and approach, which is completely absurd.
They would not provide my floor plan with dimensions because they say it’s proprietary, which makes it difficult to plan for furniture, design decisions, and any coordination on my end. Most requests are met with “no,” and if something is possible it often requires a change order fee, even for small adjustments. It feels like there are fees for everything.
On top of that, their mortgage company was sold and I was told later that I needed to reapply for financing. I’m fine using a different lender, but I feel that should have been communicated upfront rather than later in the process.
I would ask very specific questions about flexibility, plan access, change fees, what can they do. Based on my experience so far, I am not happy customer.
