Extremely Disappointed with the Quality and Condition of Our New Home
We recently moved into a newly constructed home and have encountered numerous issues from day one. Unfortunately, our experience has been nothing short of frustration and disappointment due to the poor quality of workmanship throughout the property.
The most pressing concerns include:
* Flooring Issues: The LVP flooring across the main level has multiple problems, including warping, hollow spots, buckling, and uneven surfaces. There are visible hills and areas where the flooring is coming loose, making it both unsightly and unsafe.
* Master Bathroom Defects: The shower bench was improperly sloped, leading to standing water and mold growth. Some of the tiles are missing grout, and the shower pan tiles were not installed correctly. Additionally, several floor tiles in the master bathroom need to be replaced and re-grouted due to improper installation.
* Wall Finishing: Multiple areas of the home were painted without proper surface preparation—some walls were not even sanded prior to painting, leading to an unprofessional finish.
* Appliances and Fixtures: The washer, which was included with the home purchase, has been non-functional for nearly a month with no resolution in sight.
* HVAC and Ventilation Concerns: In some of the rooms the airflow is improperly flowing.
* External Air Vents: Not correctly connected to house and completely lacking covers, leaving open access for insects, birds, and other pests to enter the system.
* Structural Concerns: We’ve identified truss issues in the attic, including visible daylight coming through certain areas, which raises major concerns about insulation, energy efficiency, and long-term structural integrity.
* Irrigation System: Zone 5 of the irrigation system should not be connected to our system because that is the community common area which is causing a higher water bill.
* Laundry Room Flooring: The tile in the laundry room is bulging, creating a dangerous tripping hazard that needs immediate attention.
We have contacted the builder’s corporate office in Rockville, MD, as well as the local office in Charleston, to express our concerns and formally request that they repurchase the home. Given the extensive and ongoing issues, we are deeply unhappy with the condition of this property.
At this point, we are even hesitant to invite family and friends over due to the sheer number of visible defects in what should be a brand-new home. We expected a well-constructed, move-in-ready house and instead have been left with a long list of repairs, safety concerns, and unanswered calls for accountability.
As of today none of these issues have been addressed. We sincerely hope the builder takes immediate and meaningful steps to address these problems.

Outstanding!!! Building a home and just finished with Design Center picking out finishes. We saw everything in Cane Bay and if your looking , you have to see this development . Smaller Community and what you get for your value with the design I believe beats other communities ..Our Sales Rep Karen Fitzgerald answered countless questions as we were long distance thru the process ...When finished this community looks to be a gem.
