- BSBeverly SitesAug 22, 20251.0Having lived here 4 years now in Sunset Landing, I can honestly say it has declined rapidly due to First Service and Beazer. They take no responsibility in making sure the community is maintained and taken care of. Kapalua Pond looks HORRIBLE because they stopped maintaining it and only maintain the other ponds. They give every excuse as to why, but still collect full HOA dues from the residents that paid a premium to live on Kapalua Pond. How is it fair to only maintain 2 out of 3 ponds? The pool was nice at the beginning, but again not maintained and has many issues. First Service drives through neighborhood fining residents for silly infractions, yet they can’t speak to someone in person or on phone. Don’t move here!
