  Review for Stanley Martin Homes - Columbia Area I am writing to express my deep dissatisfaction with my experience with Stanley Martin Homes regarding their warranty and the issues related to water runoff and grading on my property. When I purchased my home, I was assured that Stanley Martin stands by their warranty, which clearly states that water settlement should not exceed 24 hours. However, I have experienced persistent water issues that contradict this assurance. Despite being under the 12-month warranty period, I have reached out to Stanley Martin multiple times, but they have been unwilling to address or correct the landscape grading issues designed by both Stanley Martin and Saluda Hills. I initially communicated my concerns to Tony Frate, the Warranty Manager, who unfortunately seems to act more as a gatekeeper than a problem solver. He consistently hides behind the warranty booklet, despite clear deficiencies right in front of him during his visits to my home. Additionally, I spoke with the Construction Manager, Patrick, who repeatedly assured me before, during, and after closing that the excessive water runoff would not negatively impact my property. He promised that any issues would be rectified by Stanley Martin if they arose. Regrettably, none of these promises have been honored, leaving me feeling frustrated and unsupported. I have documentation and photos to support my claims, and I am fully aware that public relations or marketing representatives may respond to this review to give the impression that they are working on resolving the issue. However, I want to emphasize that my experience has been far from satisfactory, and I will continue to keep everyone updated on the progress—or lack thereof—as this situation unfolds. I hope this review helps others in the Columbia area make informed decisions when considering Stanley Martin Homes. Proceed with caution, as their warranty promises may not hold up when it matters most.

  We have had a pleasant experience with Stanley Martin- especially it being our first home. Our home was completed on time and the construction team has been easy to work with. Any issues that arose, Adrian Burroughs was quickly able to fix them. We would recommend Stanley Martin to others.

  I waited one year to write this review and I am truly disappointed with the way things went with this company. There were several issues that I raised, but none of them were properly rectified. During my home inspection (for my one year warranty) there were several issues found and while some of them were addressed others were not. My outside unit was found to not be leveled and the condensate pipe/drain too close to the home, which was advised that it could cause water to go under the foundation. I reached out to Brian (from warranty) to see if they ever came to level the unit. He informed me that it had been leveled because the dirt has been disturbed around the unit (I have a level and checked, it is not leveled). I also asked if they fixed the condensate pipe near the unit and his response was “The condensation drip line is where it’s supposed to be. You are not in a basement or crawlspace so there is no worry about the water affecting the foundation.” My home is on a slab and I thought that is considered a foundation since my home sits on it, I guess it must be slightly suspended in the air. I cannot speak to whether or not the exposed nail, the flue pipe improperly installed with sealant or boot that was lifted on top of the home, that could possibly allow for water to enter the attic, has been fixed because I am not climbing up there. But if the "leveled" unit is any indication I doubt it. My patio screen door, that wasn't installed until April, is still not installed properly (it does not fully close). An example of how tiring and time consuming it was to follow up and constantly send messages/emails about things not being fixed was the water that would fill up the patio door tract and spill onto my floor whenever it rained. I had brought up the issue during my new home orientation to which I was told it would be fixed before closing (September) and it wasn't. It was finally fixed until January 10th 2023. When I sent the email after discovering it had not been fixed after closing I also sent a list of other issues that were not addressed. Two of the issues from the emailed list I sent after closing, were finally fixed during the one year warranty repairs. There are so many other examples that I cannot put in this review because I would run out of space. I wasn’t informed by the sales manager (Amy) that gutters were an upgraded feature that I could have had done during the building process. I didn’t find that out until Brian mentioned gutters are not required by the state of SC and it was an upgraded feature. The building process with this company has been disappointing, tiring, & stressful and I wouldn’t recommend anyone build with Stanley Martin. Maybe others had a better experience or maybe people had similar experiences and chose not to review but, if you are thinking about building with this company I would think twice.
