Be very careful when considering purchasing a home at watkins grove, They have private easements that are significantly impacting the property line and they are not forthcoming with this information. We are losing 20 feet on all sides due to this private easement. They also have done a really poor job with the grading of the property and houses have a very dangerous slope. Not safe for young children!!

Pros:
Location is good, Publix and elementary school are near by.
Decent lot size, many above 0.20,
Choose between study/dinning.
All electric. They claim energy efficient.
Cons:
- Absolutely NO onsite amenities for $60 HOA + $2000 HOA initiation fees.
- 2nd floors are only 8 foot tall.
- Electric stove only. NO gas option.
- Home comes with very basic options. You need to Pay Extra for everything. (Eg: Pull out trash $2,000+, Fireplace $10,000, Walk-in shower $4000+)
- Most lots include drainage Easement (you will loose size)
- Mech room in second floor but not in attic. Loosing closet space.(vary in some houses)
- All rooms appeared small, even the master bedroom.
- Poor communication about your in-construction home.
We booked an empty lot knowing some of these, and started realizing everything after visiting the site periodically and checking the progress of construction often.
We lately realized half of our backyard isn't usable due to a diagonally passing easement.
Made several polite requests to Matt Goss to transfer us to different lot within same community. The responses were rude and neglected in our phone conversation.
He was more interested us to sign cancellation, than retaining customer.
We LOST $10,000 Earnest money.
Before you book,
- Please go through multiple built in houses there.
- Ask for all fees/costs upfront.
- Check your lot for drainage easement.
- Ask for included and not included items.
- Don't hesitate to make reasonable offer.
- The house we backed out is now in market for $549,000. We originally booked it for $495,000. So never be hesitant to make your offer.

Really great value for the homes. Tons of included features, the kitchens and bathrooms are really nice
