Experience with Stanley Martin Homes – Pinewood Community In late 2024, my wife and I placed a deposit on 7418 Linda Vista Lane, one of the first 10 inventory homes in Pinewood by Stanley Martin Homes. Due to unavoidable delays in our buyers’ VA loan closing over the holidays, we were unable to meet the builder’s closing window. As a result, Stanley Martin retained our full deposit. Despite our buyers becoming ready to close just 10 days later, Stanley Martin required us to re-qualify with First Heritage Mortgage and provide an additional $12,080 deposit—terms we could not meet. One month later, the home sold for $29,000 less than our contracted price. We urge prospective buyers to thoroughly review builder policies and deadlines before making commitments, especially when working within tight timelines.
