    We purchased a quick move-in home from Beazer and initially believed we were getting a great home at a fair price. Construction was completed on time, and the community itself is wonderful — quiet streets, friendly neighbors, and a great location overall. Unfortunately, Beazer’s lack of quality and accountability has overshadowed everything else. Our challenges began before we even closed. After a private inspection identified dozens of issues, Beazer leadership promised everything would be resolved before closing. However, when I flew in from out of state for the pre-closing walkthrough, not a single issue had been fixed — and we uncovered even more problems. Beazer again assured us the items would be addressed by closing, but on closing day, nothing had been repaired, and the home was filthy and uncleaned, with visible dirt and damage throughout. We were literally handed the keys to a home in unacceptable condition, but had no choice except to close due to our cross-country relocation. Instead of settling into our new home, we spent our first day scrambling to arrange a cleaning service just to make it livable. After move-in, warranty service became a test of patience. I had to open multiple requests for the same items and take time off work for appointments where contractors frequently no-showed. While most issues were eventually resolved, it took repeated escalations, delays, and frustration that should never happen with a new home. Even worse, when I attempted to contact Beazer’s corporate team to escalate these concerns, the local warranty department flat-out refused to provide any contact information. Beazer consistently fails to stand behind their product. Their limited warranties push responsibility onto manufacturers, even for major appliances. When the Whirlpool wall oven/microwave failed shortly after the one-year mark, Beazer refused to assist, claiming it was solely a manufacturer issue. When the manufacturer declined coverage, Beazer’s response was to offer condolences and direct me to a generic 1-800 number rather than owning the problem or helping the customer. It’s a clear example of their unwillingness to take accountability. The home’s layout and design are attractive, but the fit and finish are disappointing. Cabinets are already separating at the seams, door handles have fallen off, trim has detached, and multiple appliances have already failed far earlier than expected. I’ve already spent over $1,000 repairing the wall oven and now plan to replace the washer, dryer, dishwasher, and refrigerator well before their time — items that should have lasted many years, not months. Beazer’s customer service is embarrassingly poor, and their approach to warranty and accountability is unacceptable for a national builder. While I genuinely love the neighborhood and community, I would never purchase from Beazer again or recommend them to anyone expecting a builder who stands behind its product.

    It’s unfortunate that in Durham a builders deposit is not refundable. Although this is not Beazer fault it seems ridiculous that a huge company would not be willing to consider a legitimate hardship as reason to refund the money. The house was off the market for less than 3 weeks. Clearly the amount of money left as deposit would not change their business in anyway.

    Please don’t buy home here. I bought home in Thornbury community. Ceiling keeps cracking and they keep patching it up. Even after raising concern to manager she is not taking it seriously. If Beazer management is looking at this message please help me.
