I have been renovating my house over the past year, and as part of this project, the heating system was being replaced. Southern Screed were subcontracted by ECS to install the screed over an underfloor heating system as part of an air source heat pump installation.
Before the work commenced, I was advised that 32mm of screed would be installed above the existing floor level. As there were numerous other elements of the renovation that depended on the finished floor height, I used this 32mm measurement as the basis for planning the remainder of the works.
I was also advised that the finished screed would be level, although I understood that some flooring contractors may subsequently apply a thin layer of levelling compound prior to installing the final floor finish.
Unfortunately, the finished screed was neither level nor installed to the agreed depth. In some areas, up to approximately 45mm of screed was installed, significantly exceeding the 32mm I had been advised to allow for.
This created a number of serious problems. Most notably, the front door had a 40mm threshold and, following the screeding works, the door could no longer be opened. This presented a significant health and safety concern, as the front door forms an important escape route in the event of a fire.
I contacted Southern Screed immediately and requested that they attend the property to inspect and rectify the problems. Despite repeated emails and telephone calls, they did not attend the property until approximately four weeks after the screed had been installed. By this point, my flooring contractor had already managed to rectify a significant proportion of the problems at my own expense, although not all of the issues could be resolved.
I am particularly disappointed that no one from Southern Screed contacted me either before the installation or on the day of installation to discuss the floor levels or any potential issues. Given the significant deviation from the agreed 32mm depth, I would have expected the installer to raise this with me before proceeding.
Despite the poor quality of the finished work, the resulting problems, and the very poor level of after-sales service, Southern Screed have refused to accept any responsibility for the issues caused.
To make matters more concerning, Southern Screed also inadvertently sent me correspondence relating to another installation where problems had apparently occurred and where the company had similarly refused to accept responsibility. This suggests that my experience may not be an isolated incident.
Overall, I am extremely dissatisfied with both the standard of workmanship and the way Southern Screed dealt with the subsequent problems. The lack of communication, the significant deviation from the agreed floor level, the delay in attending the property, and the refusal to take responsibility have caused considerable additional expense, inconvenience and disruption to my renovation project.
Based on my experience, I would strongly advise anyone considering using Southern Screed to look elsewhere. I would NOT recommend this company.
