Veterans – BEWARE of Stanley Martin Homes in Georgia (especially if using VA financing)
As a disabled veteran trying to buy a new construction home with a VA loan, I just got burned hard by Stanley Martin Homes and wanted to warn every other service member and veteran out there.
I signed their New Home Sales Contract on February 14, 2026 for a $440k Hollins model in one of their Kingsley communities in the Acworth area. Everything looked standard — until I actually read the fine print.
Key problems:
• They have an extremely short 10-day financing contingency. If you don’t get full conditional loan approval in that window, the contract automatically becomes non-contingent and they can keep your entire Builder Deposit as “liquidated damages.”
• Their contract explicitly allows them to pour the concrete slab and start construction BEFORE you even sign or pay any deposit. They did exactly that in my case.
• I had a VA pre-approval from September 2025, submitted a complete loan application and received my Loan Estimate just 4 days after signing, and signed the Intent to Proceed immediately. Despite that good-faith effort, the VA loan was denied in final underwriting on March 11, 2026 due to residual income guidelines (common VA issue).
• Stanley Martin is now refusing to return my $5,000 Builder Deposit, claiming it’s liquidated damages under their one-sided contract — even though they started building at their own risk before the contract was even executed.
This is a classic builder trap for VA buyers. The contract is written so heavily in their favor that once the 10-day window closes, you’re basically locked in even if the VA can’t close the loan. And because it’s new construction, they already have your money and are pouring foundations on other lots while they keep yours.
If you’re a veteran thinking about buying from Stanley Martin Homes:
• Read every single paragraph of their contract (especially 3(b)(2), 4(f), and 7(a)).
• Get your VA loan fully underwritten and conditionally approved BEFORE you sign anything.
• Consider using a different builder or insist on a longer financing contingency.
• Disabled veterans — even with VA benefits — get zero special protection here.
I’ve already sent a formal demand letter citing Georgia’s liquidated damages tests and contacted Atlanta Legal Aid, but I wanted to get this out there so other veterans don’t make the same expensive mistake.
Not to mention that I’m a 100% disabled veteran and we are expecting our new baby boy in May so this $5k to us is definitely money needed. Clearly it shows Stanley Martin is all about that $$ no matter the circumstance. Or atleast according to the email I got from their sales team manager and the Atlanta Regional President.
If you’re a veteran I would think twice about STANLEY MARTIN HOMES.

Stanley Martin, Kingsley is a joke. They mount water pipes on studs, so dont hang anything in your home or there will be a water leak. Awful. Builder wont take accountability on anything. Do not ever buy a home from this builder. Cheap, careless, bad quality homes. Concrete cracking with hollow sound 2 weeks in. I hope nothing breaks in your home, it’s an absolute nightmare to get with warranty people and get things fixed. a day job turns into a month. Dont worry, Stanley will respond to this post to ensure everything is getting taken care, but it isnt. Worst decision iv ever made was to buy a home from Stanley

We built this home in 2021. For the most part we are happy, but the quality and installation of the upstairs carpet is absolutely horrendous. We complained about it on several occasions and they chose to stretch it which did nothing. For a home at this price point, this is totally unacceptable.
I reached out to someone named Brian in the local office several months ago and he never followed up. Im including photos so you can see firsthand just how terrible the carpet is at the entrance to every single room.

Stanley Martin will hide the problems before closing the home and they will be focusing only closing before all the services to be available in the neighborhood.
We are facing the problem with internet unavailability in the neighborhood. This we came to know only after closing the home. We are living in the house without internet for more than 2 months.
We didn't get any proper compensation from Stanley Martin for this big issue. But if we delay any closing date from our side then they will be asking us to pay the $$ every day until we close.
But if the Stanley Martin makes any mistake then they are not ready to take any responsibilities. We have sent many emails and nobody responded. It's really frustrating us.
