    Highly recommend. He took his time and explained things in detail. He gave me advice on things to look for in the future and tips on how to care for my ac. I thought the termite damage was going to be a deal breaker for me but he showed me how it could be repaired and saved the deal.

    On November 13, 2024, I purchased a home in the Toscana Isle community. The home inspection was conducted by Tropical Sun Home Inspections, owned by Joshua Huffman. The owner of the company, Joshua Huffman, was “friends” with the Realtor, Brendan Rimmer, of EXP Realty - Jennifer Kenna Home Selling Team. Brendan indicated that Huffman was very busy but was “doing him a favor.” This raised concerns for me, as we were paying for a property inspection and the realtor was calling in a favor. I attended the house on the day of the inspection. The inspector appeared relatively satisfied with the home overall. He did identify some minor issues in the attic that were of concern, but not significant. He explained that the house may require tenting in 20 years, compared to the typical 30 years for termites. Overall, we were satisfied with the inspector’s report. However, a few days later, my husband closed the garage door and it malfunctioned. The garage door slammed down forcefully when it reached approximately one foot from the ground. My husband was concerned about the slamming of the door, which posed a safety risk. We contacted our realtor, who advised us to reach out to Joshua Huffman. We subsequently contacted Josh, but he failed to return our calls. We contacted a company to inspect the garage door. The technician informed us that the door was unsafe and required repair. We expressed our opinion that the door should be fixed. We then contacted Josh and informed him that the technician had visited our house and charged us $1,200 for repairs to ensure safety. Josh requested to speak with the technician, who was a kind and knowledgeable young man. During the conversation, the technician stated that the inspection had indicated that the door was in good condition and that he was not responsible for the repairs. Less than seven days after the inspection, Josh exhibited unprofessional conduct towards the individual responsible for resolving the issue. We had engaged Tropical Sun Home Inspection for $1,200 to rectify the problem. I attempted to contact Josh and inquire about covering the repair costs. He maintained that he had fulfilled his obligations and that we had damaged the door. I clarified that we had not utilized the garage until five days after the closing. Despite my efforts to provide context, Josh left me a voicemail stating that he would not reimburse us for the expenses. I was shocked and appalled by his response. He exhibited rudeness and unprofessionalism during our phone conversation, even ending it abruptly. I attempted to contact him again, but my calls were answered directly to voicemail. I expressed my disappointment with his immature behavior and was appalled that he had the audacity to disconnect from a client. His immaturity and lack of professionalism were deeply concerning. I left another voicemail offering him an opportunity to rectify the situation. However, he made it abundantly clear that he would not pay any portion of the bill and wished me good luck in the future. I strongly advise anyone seeking a home inspection to refrain from hiring Tropical Sun Home Inspection. I believe they require substantial personal development and must cultivate a sense of respect for others. Their actions are deeply embarrassing, and I would not recommend their company for property home inspections.

    I was extremely pleased with the time and effort Bruce put into trying to find the cause of water stains on multiple interior ceilings. He sent me a very detailed evaluation (23 pages long) that clearly told me what he found and how he recommends I fix the problems. Despite it taking much more time than initially expected, he refused to change the price I was originally quoted.
