  My issue with Stanley Martin is the lender they are partnered with First Heritage. Blake Bocci and his team have been completely unprofessional and uncaring this entire process. They tried to inflate our interest rate so we'd have to pay them more to buy the rate down. Their demeanor is horrible and they talk to us like we are not clients getting ready for one of the biggest purchases of our lives. The underwriters ignore our emails. We are first time home buyers and they have made this process so miserable we are considering not buying this home at all and Stanley Martin can keep our 5k deposit. This was supposed to be fun and exciting and First Heritage has ruined that for us.

  Do not use this builder. They use defective ac condensers and air handlers, sub par subcontractors to do the work , there’s absolutely no insulation in the attic. Warranty is only as good as the company offering it, which is horrible. So as you call the warranty company to fix the broken non working items on the home, they either don’t show up or they eventually come and say they can’t fix it. Call the better business bureau and contact an attorney. Contact us here, we are all trying to get a class action suit from my neighborhood. There are 32 of us so far and we have visited a local attorney that has agreed to take our case since seeing videos and photos of these new homes being built with defective and dangerous practices. Do NOT BUY in the groves at Whitemarsh or at lake Eustis, or any Stanley Martin built homes.

  I regret buying my first home from Stanley Martin. It’s been issues after issues. The A/C can’t keep up, warranty called the tech and found no issues, but the A/C still can’t cool at night. I called warranty again and was met with an attitude saying this is the last time they’ll send a tech to my house because it costs them money and they’ve been there multiple times. I can’t even sleep in my own house with how hot it is. The walls are all finished horribly. So many imperfections everywhere. The warranty person came by and said “I understand it doesn’t look pleasing but it’s within limits”. You can see the trusses in the ceiling. Nothing is straight. They even put roof shingles over the exhaust hole for the dryer. I could have burned my house down. My dryer was shutting off and when the repair person came in he was amazed they had put shingles over the duct and closed it. All of this and it’s only been 4 months owning the home. PLEASE, DO NOT MAKE THE SAME MISTAKE I DID AND BUY ELSEWHERE.
