No one can predict when something may break after purchase of the home but its great to know in advance the age and condition of the items in the home.

I had to pay for repairs to a winterized pump that somehow froze and cracked after inspection. Note to all sellers: Be sure to have your representative on site during inspection. Sudden leaks, broken laminate, liquid rings on butcher block, loose plumbing fittings. One has to wonder if an inspection is strictly to negotiate price for strange things that suddenly arise during an inspection.
