  We had a great experience with the salesman Mr. Oliver Schlensog. He went above and beyond to show us houses and gave us all the relevant details as well. Oliver was very detail oriented, very warm and welcoming and highly knowledgeable! Thank you Oliver!

  If you want to spend lots of money on an incomplete home, look no further than Richmond American Homes! First and foremost, the craftsmanship is extremely poor. All of the contractors appear to be subcontracted out separately, and they all point fingers at each other while embracing the mentality of "not my fault." If they are to do their task on a section that was poorly constructed, they will do what they were hired for even if it means the finished product is poor. During our big walk through about 1.5 weeks before close, we listed hundreds of items wrong with the house. We were rushed through the process and told we could only stay so long, not giving us time to get everything listed. The construction supervisor did not correctly even log all items brought up during that time. Items in the JIO contract were missing, or messed up, such as missing exterior shutters, garage door painted wrong color, missing shower rods, etc - and many of those items are still as such over a month post close. You mark minor items with colored stickers, and many of the stickers were just removed without actually being fixed. For our final walk the day of closing, we knew we had many action items to go through and so we asked for additional time for the walk. We were declined extra time, so we had less than an hour to examine that everything was "fixed." It is also worth noting with Richmond that you cannot delay closing for any reason such as them not providing all the items in your contract, because you are charged fees if you are delaying closing for any reason. Upon move-in the house was very dirty, with drywall dust and other debris littering the floor. Our brand new carpet that came with the house has stains. To this day, there are still literal ~6"x6" holes in our wall under the basement stair storage where they just didn't put drywall or baseboards. It is very difficult to understand the plan to remedy the remaining items, or even get in touch with anyone about fixing the issues. The time when you will likely hear from them however, is when it's almost survey time, where they will say "how is everything going, please take our survey, we strive for all 10s." For the amount of money the houses in Colliers Hill cost, you would expect at least a little bit of quality. Richmond does not qualify your house as done when the product is finished, they deem it complete when the city of Erie considers it "livable." The good I will acknowledge has very little to do with Richmond themselves. The location is amazing, the neighborhood is very safe feeling, and the town of Erie is growing and very charming.
