  I recently explored purchasing a home at Cityscape at Parkdale in Erie using a VA loan. While the sales representative was responsive, the contract process raised significant concerns for me as a veteran buyer. After reviewing the builder’s purchase agreement, I requested written clarification within the contract regarding the definition and timing of a “Loan Commitment” and how that trigger affects earnest money protections under VA financing. I was informed that the builder contract cannot be altered. Although explanations were provided via email, the protections discussed were not reflected directly in the purchase agreement language or through a signed addendum. For VA buyers, contract wording matters. Email explanations do not override contract terms. Additionally, throughout the process, responses to my clarification requests were frequently sent in newly created email threads rather than continuing the existing chain. This made it difficult to maintain a clear chronological record of prior communications and responses, which raised additional concerns for me regarding transparency and documentation continuity. Because the definition of “Loan Commitment” and the timing of the 48-hour cancellation window were not clearly defined in the agreement itself, I was not comfortable moving forward.
