    Deceptive, unethical, and legally questionable conduct. This office engaged in lender steering, misrepresentation, and bait-and-switch practices. We are returning customers, and this would have been the second property we purchased from Richmond American Homes. Despite this established relationship, their customer service demonstrated no regard for loyalty, transparency, or basic professional standards. Their agent implied that using their preferred lender would allow us to move forward with contract terms that were later revealed to be categorically prohibited by their own internal policy. This was disclosed only after we were pushed to apply with their lender and subjected to a hard credit pull. Some of the key Information and terms were only disclosed by manager when the issue was escalated. While all our terms were disclosed in writing prior. Once approved under one loan structure, the terms were abruptly changed and we were told we “needed” a completely different financial product that had never been disclosed beforehand. This is classic bait-and-switch behavior. When we questioned why we were required to go through their lender at all — despite already having a valid pre-approval — the agent stated that “at least there was a chance to get under contract” if we used their preferred lender. No chance was asked for. We were not pursuing them — the agent continued contacting us despite knowing our circumstances. To suggest we were asking for a “chance” is not only false, but deeply arrogant. Especially in a buyer-favorable market, where this builder is sitting on excess inventory and repeatedly cutting prices, this attitude is completely unprofessional and misrepresents the reality of the transaction. When we escalated the issue, manager (who didn’t even introduce herself) was dismissive and arrogant as well. We were told this would be a “teaching moment” for the agent — as if consumers are expected to serve as guinea pigs for unqualified staff. Even more troubling, management stated that it is “okay” for their agents to discuss loan products, rates, and qualification strategies as “general information,” despite not being licensed to provide financial advice. No accountability. No correction. No remediation. Just dismissal. This is not a general grievance or misunderstanding. The conduct described above implicates multiple provisions of state and federal consumer-protection, real estate licensing, and fair-lending regulations. We have preserved written communications and documentation supporting these facts. Our complaint is therefore based on specific statutory violations, not opinion or assumption. In light of management’s position that no wrongdoing occurred, the matter being submitted to the appropriate regulatory authorities for formal evaluation of compliance with governing regulations For this reason, prospective buyers should proceed cautiously — or consider avoiding this office. Our attempts to obtain corporate contact information resulted in unreturned calls, and during phone call our questions were effectively ignored as though they could not hear us on the phone, which we found unprofessional.
