    We contracted a father-and-son home construction and design business operating under the name Ecuabuilder to design and build our detached home in Toronto. The business is operated by the principal contractor (Luis Calle), with his son (Jonathan Calle). The project was presented as a full custom home build with assurances regarding quality, timelines, and proper construction standards. The process was marked by repeated deficiencies, incomplete work, and ongoing unresolved issues. The builder advertised himself as a licensed new home builder. However, following a Tarion eligibility/investigation process, it was confirmed that the home was not enrolled with Tarion and that the builder is not a registered licensed new home builder. Deficiencies were identified across both exterior and interior components of the build. Exterior issues included: • Brickwork imperfections and cracking • Stucco inconsistencies and unfinished areas • Inadequate sealing and caulking • Flashing and water management concerns • Deficiencies in concrete and porch finishing, including alignment and surface issues Interior deficiencies included: • Flooring gaps, cracks, and uneven installation • Drywall imperfections and unfinished surfaces • Cabinet misalignment and missing components • Incomplete finishing work across multiple areas A further concern involved deviations from the agreed design and scope of work, including changes made without consultation or written approval. These included: • Brick selection changed from the agreed black/white option to red brick without approval • Window specification changed from black exterior frames with white interiors to all-white windows • Third-floor bathroom layout changed from a planned shower and bathtub to a shower-only configuration • Third-floor deck not installed as originally planned • Foundation type changed from a block foundation (selected to reduce disruption to neighbouring property) to a poured concrete foundation without prior discussion or approval • Bathroom vanities and fixtures selected and installed without homeowner review or approval • Electrical layout completed without input on outlet placement, despite this being part of the discussed design process More significantly, there were ongoing water penetration issues. These included active roof leaks during rain events, water intrusion into interior ceiling areas, and documented moisture readings in multiple rooms. In at least one instance, drywall removal exposed mould, indicating prolonged moisture exposure prior to remediation. Mechanical and performance concerns were also present, including uneven heating and cooling across floors, suspected duct sealing issues, and noticeable temperature and humidity variations throughout the home. In combination with moisture intrusion, these conditions raised concerns about indoor environmental performance. There are also outstanding municipal permits associated with the property that were not brought to closure. As a result, the homeowners have had to engage directly with the City of Toronto to advance resolution and close remaining items. Due to the continued lack of resolution, legal counsel was eventually retained. Even with counsel involved, the core deficiencies remained unresolved. Key concerns included: • Ongoing water ingress without full remediation • Incomplete or abandoned repair commitments • Lack of coordination and follow-through on deficiencies • Safety and habitability concerns linked to moisture and related impacts • Heavy reliance on homeowner documentation and escalation to advance issues • Deviations from agreed design and scope without approval or written change control Prospective clients should independently verify licensing status, warranty coverage, and regulatory standing before entering into any agreement with Luis Calle.
