My family has been trying to buy a home with Starlight Homes at Magic Ranch since September of 2025(about 4 months in process). They patiently worked with their lender, Velocio Mortgage, to secure an USDA loan. The loan officer does not communicate in a timely manner and has unnecessarily dragged out several processes. They offered even better interest rates. We even received an email for a 3.49% fixed rate! However, they refuse to lower my family’s 3.99% rate, even though it would’ve helped them qualify. They followed every instruction the loan officer stated was required to qualify and was told that the loan officer could make it work if they took those corrective steps - WHICH THEY DID! Every month that goes by, she tells them they need to jump through more hoops and take additional corrective measures. Meanwhile, my family is paying extra money for storage, increased month-to-month rent, and living in an incredible stressful situation. After a frustrating four month process, the loan officer sent out closing disclosures LAST FRIDAY so they could sign docs today. They were exhausted, but finally relieved! Title cancelled their appointment stating the loan officer hasn’t even finished processing through the USDA yet! THIS IS ABSOLUTELY RIDICULOUS! STARLIGHT HOMES NEEDS TO MAKE THIS RIGHT - AND TODAY!

As a realtor, I pride myself on making the home buying process as stress free as possible. However, my experience, as well as my clients, with Starlight Homes at Magic Ranch and their mortgage company, Velocio Mortgage, has been anything but pleasant. After four months in processing, spotty communication, and misleading information, my clients are ready to throw in the proverbial towel. After all of this time, and when we were finally told on January 2nd that we would be signing closing docs today, I found out yesterday that the loan had not even been submitted for approval. To make matters even worse, the Loan Officer asked for more documentation today, January 8! In my over four decades in the mortgage/real estate industry, I’ve never experienced mishandling of a file to this degree..
I’ve also never left a bad review. But this never ending process may cost my clients their dream home, my cost me future referrals, and will certainly cost Starlight Homes any future business from me unless adequately remedied.

I’ve sold several homes in Magic ranch specifically, the sales people and construction supers have been wonderful to work with ! Always going above and beyond for the buyers. This community is just outside of San Tan Valley and the price per square foot is exceptionally lower. A great option for first time home buyers looking to stay closer in with an affordable payment.
