  ⚠️ READ THIS BEFORE DOING ANY BUSINESS WITH SUNBELT BUSINESS BROKERS OF UTAH ⚠️ UPDATE: I have been in direct contact with the Chief Legal Officer of Sunbelt’s parent company, Merrymeeting. They issued a formal apology and confirmed that the conduct of Mr. Dean Wiltse and Mr. Remington Curtis did not align with the ethical standards required under Sunbelt’s franchise agreement. Based on this confirmation, I am currently evaluating my legal options against Sunbelt Business Brokers of Utah, their related business entities, and the individual owners personally. ⸻ In my experience, working with this office was among the most frustrating and disappointing professional engagements of my career. Mr. Wiltse and Mr. Curtis took the position that they did not owe me commissions for deals I originated, despite the clear language of Utah Code § 34-44-202, which states that earned commissions cannot be forfeited. Sunbelt advertises a 95% closing rate, yet in my case, I referred over 30 businesses for potential sale. They listed only two, and to my knowledge, neither has closed. Based on those results, their performance fell far short of what I expected, and it reflected poorly on me by association. ⸻ 🚩 Additional Concerns Public records show that Mr. Wiltse has registered several business entities that appear to be related or affiliated, including: • Sunbelt Business Brokers of Utah • Curtis & Wiltse • Scale As A Service LLC • The Dean’s List LLC (listed under his spouse’s name, though his name appears in the business title) In my opinion, this structure creates unnecessary confusion about which entity clients are actually dealing with. I was also unable to verify whether this office holds the professional credentials typically expected in this industry, such as an IBBA membership, real estate brokerage license, or securities license. This added to my concerns about the firm’s qualifications and compliance with professional standards. ⸻ 🚫 Final Recommendation Based on my direct personal experience, I would not engage with Sunbelt Business Brokers of Utah again — whether as an employee, client, or business partner. I encourage anyone considering working with this office to perform thorough due diligence and obtain written clarity on compensation, licensing, and deliverables before proceeding.

  My experience with Sunbelt was as close to flawless as it could be. Dean marketed my company and vetted potential buyers like a pro. Deal was closed without a problem and in the end received more money than I had planned when looking at selling by myself. I would use them again is the best recommendation I can give.
