My fiancé and I recently purchased our first home in West Seattle. Our realtor recommended First American Title Insurance Company, but it was the worst experience with any company in our lives. So many mistakes were made that we really feared we would not close on our new home.
1. To provide earnest money and a down payment, we had to send large amounts of money by wire. First American provided us with wiring instructions for the earnest money and told us the instructions would never change. We wired the earnest money without any problem. When it came time to wire the down payment, we confirmed the wiring instructions with First American on the phone, but First American told us the instructions did change. The new instructions were not correct and we wired tens of thousands of dollars to the wrong branch. When we called to ask if First American received the wire, they informed us that the funds were wired to the wrong branch and this could delay our closing. The thought of losing tens of thousands of dollars scared us to our core. When we complained about this, First American brushed our concerns aside telling us that the money had been transferred and there was no need to worry.
2. First American arranged our closing and prepared our documents, but we found mistakes in our documents: names printed inconsistently (wrong or missing middle name), incorrect addresses (my old address in Washington, D.C.), incorrect dates. When we inquired on the mistakes, First American became very defensive with numerous excuses saying that we rushed the closing, half their team was on vacation, and they were not used to digital remote work during the shelter-in-place. We responded that the contract always indicated an earlier closing, as a national corporation their team should have plenty of capacity to service customers, and they had 6 weeks to adapt to a digital remote work environment.
3. We live in a town home with shared space. The shared space is governed by CC&Rs. The CC&Rs for us to sign were not included in our closing documents. The next day, First American recorded our purchase without the CC&Rs. Weeks went by. We kept calling to resolve this problem with no response. Only a formal complaint to the Washington State Office of the Insurance Commissioner resulted in any action. First American gave us an excuse that the neighbors had not signed it yet, which was in reality unrelated to our ability to sign and record the CC&Rs.
4. We encountered the worst customer service in our lives. No one ever called us. We constantly had to call First American. We had to call to get wiring instructions, we had to call to confirm receipt of the wires, we had to call to send documents, we had to call to confirm receipt of documents, we had to call to schedule the notary, we had to call to confirm the notary, we had to call to correct documents, we had to call to schedule a second notary to fix the mistakes of the first notary, we had to call to schedule a third notary to sign the CC&Rs because they were mistakenly not included in the original closing documents package. After wiring our down payment, the only person who actually called us was a lawyer in Arizona responding to our complaints to the Washington State Office of the Insurance Commissioner. The lawyer was completely defensive, reluctant to acknowledge any mistakes, and responded in writing to the official complaint with a letter containing many typos.
I highly caution against using this title company. They make constant mistakes, have endless excuses, and no one is willing to take any responsibility. Just another example of a massive corporation taking your money without any care for the customer.
