  By far the worst title company I have dealt with. They did not notify my utilities that I have sold my house and after receiving bills when I called them, they were almost surprised I did - "did you call them to tell them you sold the house?" No! It was your job and you still holding my $500 to cover the last bill. That was the last straw. Experience throughout was less than. Not sure who selects title companies during close, but I would stay away from this one. 6/13/2025 UPDATE: 2 months have passed since my house closed and I just received a past due water bill for the time I did not live there. The incompetence of this company is astounding!

  The site is down and they are not even picking up call even they took wired amount from us so they should feel responsibility and accountability to answer our questions regarding delay… Edit: Though system was down because of security incident, Vivian was helping us personally to close our deal and working manually to get paperwork done and asap to get it done. I recommend Vivian and her service I took 2 stars because we faced 1 week delay in closing which cause us anxiety and loosing the closing date which may impact on deal

  I had a very pleasant experience with the team of Christine Yuan of this office, in processing the sale of my rental property. Special thanks to Julie Chhor for her professional and prompt responses to our requests. The team is very efficient and meets all the expected time lines. Will strongly recommend their team to anyone who needs the escrow service.
