    **⭐☆☆☆☆ (1 Star)** **I would have given ZERO stars if that were an option.** After more than **four years** as a loyal Dwellness Home Warranty customer, I am extremely disappointed by how my water heater claim was handled. The assigned contractor, **Dr. Cool Plumbing**, was slow to respond and delayed providing a revised estimate after I requested pricing for an **80-gallon water heater**, since my current 50-gallon unit is undersized for my home. When the revised estimate finally arrived, it exceeded **$6,000** for a hybrid electric water heater. For comparison, my own licensed plumbing contractor quoted **$2,760** to install a comparable 80-gallon unit, including the required permit. They also quoted **$1,600** for a quality 50-gallon replacement with permit included. The pricing difference was staggering. At that point, I simply asked Dwellness to provide a **cash-out option** based on the covered 50-gallon replacement so I could pay the difference and hire my own contractor. This is a common solution that many major home warranty companies offer when there is a dispute over pricing or contractor availability. Instead, I was transferred to Claims Supervisor Evette and then to Manager **Mark**. Rather than trying to find a reasonable solution, Mark repeatedly insisted that providing a cash-out would somehow be "illegal" because of Department of Energy regulations. In my **28+ years as a Realtor**, during which I have sold thousands of homes and been involved with hundreds of home warranty policies, I have never heard another warranty company claim that issuing a cash settlement for a covered claim violates federal law. What disappointed me even more was Mark's attitude. I repeatedly acknowledged that we had different positions and simply explained that I could not afford a $6,000 replacement. Rather than listening or attempting to work toward a solution, he spoke to me in a condescending manner, repeated the same talking points for over 20 minutes, and made me feel like my concerns did not matter. To make matters worse, Dr. Cool's estimates for the 40/50-gallon replacement included what appeared to be excessive labor charges, reducing Dwellness's contribution to approximately **$990**, leaving me with well over **$1,400** out of pocket for a basic replacement. When I asked whether permits would be pulled and what brand of water heater would be installed, I was told there were no guarantees. As someone who enrolled as a **Dwellness Home Warranty Ambassador** and has referred numerous clients over the years, this experience has been incredibly disappointing. Loyalty apparently carries very little value when it comes time for the company to fulfill its obligations. I've now chosen to use my own licensed plumbing contractor, who offered transparent pricing, included the required permits, and was responsive throughout the process. As a result of this experience, I will be canceling my Dwellness Home Warranty and will no longer recommend or refer the company to my real estate clients. I understand that companies have policies, but exceptional customer service requires flexibility, common sense, and treating long-term customers with respect. Unfortunately, I experienced none of those things from Dwellness.
