  I have worked with Nara Shibao on many, many escrows- and her experience, knowledge, and expertise truly set her apart—especially when it comes to VA assumptions. No two VA assumptions are exactly alike, and these transactions involve additional layers and very specific details that can easily be overlooked. Because VA assumptions are not an “everyday” escrow transaction, having an escrow officer who understands the process and knows where potential issues can arise is incredibly important. Nara is exceptional at this From the moment escrow opened on our most recent VA assumption, Nara was proactive. She immediately reached out to remind me that the assumption loan processors may view **“signing” and “closing” differently than we do here in Hawai‘i.** She recognized a potential timing issue before it became a problem, advised me accordingly, and helped ensure that everyone involved was working from the same timeline and expectations. That is what I appreciate most about Nara. She doesn't wait for a problem to happen—she anticipates it. Her experience allows her to recognize the small details that others may overlook, and those small details can be the difference between a smooth closing and a last-minute scramble.
