o No experience necessary. o Responsible for upkeep of grounds, amenities, building exteriors and leasing office, parking lot and other community buildings of multi-family residential apartments. o The grounds/porter will be required to use standard equipment such as backpack leaf blower, pressure washer, etc. This job is primarily outside.

Apartment Groundskeeper / Porter Duties

Responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings of multi-family residential apartments. Job Responsibilities: • Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings. • Remove trash from office areas and apartment community perimeter on a daily basis. • Assist in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready. • Assist Maintenance Supervisor/Property Manager and/or perform assigned maintenance tasks in a timely manner. • Assist in the cleaning of available apartments and or models. • Assist maintenance team with snow removal (If applicable). • Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor. • Meticulously maintains curb appeal. • Assist management team with other various tasks required. Resident Relations • Represent the community in a professional manner at all times-on/off property. • Deliver communication documentation to residents. • Contribute to resident retention programs. Safety • Ensures that unsafe conditions are corrected in a timely manner. • Learns and ensures compliance with all company, local, state and federal safety rules. • Immediately report all unsafe conditions.

Apartment Punch Out / Make-Ready

o Some experience necessary. o Responsible for going in and making the apartment like-new and move-in ready for the next tenant. A punch list will be given to be completed. o The tech will be required to do light maintenance. Someone with handyman and/or construction experience would be good for this role.

Apartment Punch/Make Ready Technician duties

Ensure units are thoroughly prepared or restored to market-ready status in a timely manner and according to management's timetable. Accurate and timely completion of Punch-List items. Some experience in basic electrical, carpentry, and plumbing is essential. Job Responsibilities: • Checks all lights and replaces as necessary. • Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets. • Checks applicable appliances and informs senior maintenance technician of problems. • Assists in changing or removing appliances from apartment. • Makes keys when necessary. • Checks faucets sink plugs and repairs/replaces as necessary. Replaces washers when needed. • Performs exterior repairs to sinks, bathtubs, etc., when warranted. • Assists with painting duties when requested. • Transfers paint from storage areas to apartment units when painting is scheduled. • Repairs or replaces curtains, mini-blinds, ceiling fans, etc. • Repairs plaster holes in walls, paints as necessary. • Inspects bathroom tiles, performs minor repairs/replacements. • Changes A/C filters. • Operates carpet cleaning equipment to clean carpets. • Replace or install ceiling fan • Test electrical outlets to ensure all are working properly • Replace switch plates and or electrical plates as needed

Apartment Non-EPA Maintenance Technician

o Experience necessary. o Responsible for filling work orders, except those pertaining to HVAC. o Must have experience troubleshooting issues with appliances such as refrigerator, garbage disposal, plumbing, etc.

Apartment Non-EPA Maintenance Technician

Responsibilities/Duties: • Perform work orders daily that may include diagnosing and repairing issues concerning plumbing, electrical and appliances • Assist with other duties such as punch/make ready, painting, drywall, carpentry, rekeying/hanging doors, tiling, sheetrock, installation of ceiling fans/light fixtures, maintenance of grounds, etc. • Respond quickly to maintenance emergencies while following company procedures • Communicate with office staff on a daily basis to ensure all work orders are being completed in a timely manner Requirements/Skills: • CPO preferred but not required • Must have your own tools, transportation and valid driver’s license • Ability to communicate effectively in both written and verbal aspects • Excellent time management and organizational skills • Work well individually or in a team setting • Capable of lifting up to 50 lbs. • Represent the company in a professional manner at all times

o Experience and EPA certification necessary-At least 6 months. o Responsible for filling work orders along with those pertaining to HVAC. o Must have experience troubleshooting issues with appliances such as refrigerator, garbage disposal, plumbing, etc.
