  We were required to use the Ocean St. branch in Santa Cruz for a simple residential home purchase. To their credit, they promptly re-issued a preliminary title report after we caught an error on the initial draft. Unfortunately, that was the extent of acceptable service. Throughout the rest of the transaction, communication was vague and reactive. Key issues included: - Lack of Guidance: They never outlined the specific steps or conditions required to close without persistent, direct pushing from us. - Hidden Details: They failed to disclose fee options, title policy choices, or signing logistics upfront. - Financial Discrepancies: Their cash-to-close estimate differed from our lender’s Closing Disclosure by thousands of dollars, with no explanation offered to clear up the confusion. - Zero Advance Review: We were not provided any closing documents—most critically, the final settlement statement—prior to our notary signing appointment. By consistently waiting until the last minute to process documents, their lack of proactivity caused unnecessary delays and miscommunications. When we raised these issues, they claimed the delays were unavoidable. Having gone through the process, we strongly disagree—proactive management would have prevented almost all of these setbacks. I would not recommend using this branch if you have the option.

  All the process was easy to follow and the communication was awesome which at the same time made everything go in the right direction.
