  I hardly ever post negative reviews but I’d advise you not to do business with the Manteca office if you don’t have to. I’ve been waiting almost 3 months (since 7/21/26) for Shanelle to get the deed to my house fixed from the sellers. I brought my house in May! I’ve called multiple times and left messages with her assistant Mackenzie for no one to call me back. I’ve talked to Shanelle 3 times out of the 7 I’ve called with her just telling me she’s working on it?!? Like really are you tho??? Today I was told she was available and then she sent me to voicemail. Sadly online it says she’s the branch manager and it’s been almost 3 months without my issue fixed. When I leave a message with Mackenzie or anyone else they say she will call back the next day and she never does. Not once has she called me back. It’s always me calling and bugging. I work in customer service and let me tell you this Manteca office has terrible customer service. Also Funny how Shanelle was helpful when I was buying my house and sending them a wire transfer but not now. If I never have to deal with American title company after this is done I will be happy.

  First American Title Co. in Manteca is a top notch group. They have handled a number of my transactions over the years and they are always professional, prompt and easy to work with.
