    Progress Residential is without question, the worst rental management company I have dealt with in over 10 years of renting. What should have been a simple AC repair has turned into a month-long ordeal of miscommunication, misrepresentation, and a company that seems to actively avoid taking responsibility for its OWN vendors' mistakes. On July 8th, my AC stopped working. A technician was sent out (after being given three different timelines as to when I could expect a tech) and told me that he could not complete the repair that day. When I asked what the issue was, he refused to tell me, claiming his company's contract with Progress prevented him from disclosing it. He gave me no timeline for repairs and said Progress would follow up with me directly. Progress never called. I had to call their own customer service line myself and wait over 40 minutes just to get a callback. By that point, my house was climbing to 92 degrees, I had cats to protect, and I had zero information about when or if the AC would be fixed that day, so I made the decision to book a hotel. In the stress of that moment, I entered the wrong stay dates on the reservation (something I didn't notice until this whole reimbursement case was opened). It wasn't until I was in the middle of packing that I saw missed calls letting me know a technician would return. But by then, I had already booked a non-refundable, non-cancellable hotel room. I later learned (only because I pushed for answers), that the technician had actually closed the work order about 30 minutes after leaving my house, without telling me or anyone at Progress that he was coming back!!! That should have been the end of it. It was a documented mistake caused entirely by THEIR vendor's refusal to communicate. Instead, it has become a month of fighting for reimbursement. I submitted the hotel confirmation, payment record, and timestamp proof showing the booking was made the same day as the emergency. The initial representative handling my case got my city wrong, then misquoted my own explanation back to me, claiming I said something I never did. I had to correct the same facts at least three separate times. The case was eventually escalated and I didn't hear anything for another two weeks. When a response finally came, it included two separate emails I hadn't even seen yet. One asking for a "cancellation confirmation" for a reservation that was NON-CANCELLABLE, and another informing me the case had already been closed with only half the amount reimbursed, as a "courtesy," credited to my portal instead of returned to the account the money actually came from. No real explanation was given for why only half was approved. I immediately requested the case be reopened because you are not going to NOT give my spouse their money back for an issue caused by YOUR incompetent vendor. This is not the first time a Progress vendor has cost me money and time. Last year, a landscaping vendor they sent to install HOA-required shrubs damaged my irrigation system, causing a leak that drove my water bill to nearly $100. I had to report that myself, wait for a separate crew to be sent out, and worry about absorbing the cost and hassle of fixing a mistake that wasn't mine. Across both situations, the pattern remains the same. Progress contracts with vendors who make costly errors. They are a company that communicates poorly or not at all, and residents are the ones left to fight for basic accountability. If you are considering renting through Progress Residential, know that when something goes wrong (which it will), don't expect timely communication, accurate information, or a company that is willing to take responsibility for the mess its own vendors create. Shame on you, Progress. You are the worst property management company I have ever had the displeasure of working with.

    AVOID this company. I tried applying for a house with a guarantor. Progress residential did not accept his bank as an approved institution. So his money is just no good??? A representative told me to remove him and submit the application. Done. Application denied, because I don’t make 3x the monthly rent (I make close to, and my credit was over 720, no evictions, no criminal history). Now I have to submit ANOTHER application, pay another application fee for the new guarantor, and have another hard pull done on my credit. Absolutely ridiculous. They HAVE MY CREDIT SCORE ALREADY. The representative should’ve told me to add another guarantor instead of “trying” to see if it would work without one.

    My AC unit broke completely leaving me without AC in 112 degree weather in Arizona! I waited on hold for nearly an hour just speak to customer service who then transferred me to emergency maintenance who told me they would be sending someone out to help with my AC around 7pm i got an email saying emergency maintenance was dispatched around 8pm i called back trying to find out when they were coming out just for them to tell me that they don’t offer emergency maintenance that I need to go buy my own portable AC or they will put me in a hotel of their choice. What kind of rental company doesn’t offer emergency maintenance or send an emergency vendor for AC repair in 112° weather??!! This company is the WORST! Invitation homes is so much better! This company needs to be investigated!

    The worst company ever to lease a house from. Maintenance repairs take forever sometimes up to a year or more to get things done. It’s been nothing but a nightmare living in a Progress house. They don’t even deserve the one star that you have to pick in order to be able to post a review.
