    Zero stars if I could. I never even fully lived in the home because it was filthy at move-in and had serious habitability issues that should have been addressed before the property was ever leased. I never set up beds, unpacked, or established the home because the condition of the property made it unlivable from the beginning. I had to find alternative living arrangements for myself and my children because I did not sign a lease to live in an active construction zone with ongoing pest control issues. The property had ongoing pest problems, flooring coming up throughout the home, water damage, cracks, and multiple repair concerns that made the house unlivable. Despite repeated complaints and maintenance requests, many of these issues remained unresolved for months while I was still expected to continue paying rent. Communication throughout the process was evasive, dismissive, and frustrating. My repeated requests for records and documentation, including certified letters, were ignored, and cases were marked “resolved” without any real resolution. I paid my rent on time and simply expected a safe and habitable home. To make matters worse, the company is now withholding my security deposit and attempting to charge early termination fees despite the serious documented condition of the property and the fact that I was forced to secure alternative living arrangements. After researching further, I found hundreds of similar complaints from tenants across the country involving ignored maintenance concerns, poor communication, excessive charges, and deposit disputes. The volume and consistency of these complaints suggest a troubling pattern in how tenants are treated. As a single mother trying to provide a safe and stable home for my children, I was disappointed by the lack of empathy, accountability, and urgency shown throughout this experience. Even now, communication continues to feel evasive, dismissive, and at times unnecessarily hostile rather than focused on resolving the situation professionally. I have filed regulatory complaints and preserved extensive documentation regarding the condition of the property and the handling of this matter, and I am currently pursuing legal action. Renters should do extensive research before signing a lease with this company.

    This is a 5-STAR review for one reason and one reason only: Mario. Mario from your maintenance team in San Antonio, TX is an outstanding maintenance guy and human being. Always polite, punctual and accommodating. You are lucky to have someone of his caliber working for your company. Trust me, take it from someone who knows good people and has managed people for over a decade.

    2/2* My biggest issue with Progress was with handling our move-out. My husband joined the military about a year and a half into our lease, and we had to terminate it early due to his orders for a PCS. We did everything correctly on our end according to the SCRA laws; our letter for early lease termination & a copy of my husband’s orders were sent through certified mail with return receipt requested and I got confirmation that it was received 4 days later (all within the proper time frame required for us to not be charged fees, etc.). Our move-out date stated in our letter was April 30th (letter was received March 30th). We didn’t hear anything from Progress until April 16th, stating our move-out date had been changed in the portal to May 4th. When I logged in to the portal, I saw prorated rent charges for the days in May, and our final utility bill also went until May. We specifically timed the letter and move-out date to avoid this, as we were already going to be out of the property. I called (and was 127th in the queue) and then e-mailed Progress explaining everything with the timeline, etc., and asked for them to waive the prorated rent (since they legally cannot charge us prorated rent after our move-out date was properly submitted under the SCRA laws). It’s not our fault that they chose a later date than what we gave them, and it's really irritating that we now have to wait for this to be handled. I eventually got a response from the customer retention address (which is funny, because we were definitely not looking to rent with them again) stating that their records showed our move out date was… blank. They literally didn’t even fill in that part of the e-mail. The e-mail then said to “determine” if the fees could be waived, they needed a copy of my husband’s military orders. I sent them again and said that I had already sent a physical copy with the letter through certified mail. I got a call back from Progress shortly after and the woman on the phone was very unhelpful. I explained the situation to her, and she read the e-mail thread out loud. She told me that I should have submitted everything online. I told her that in order to terminate our lease early under the SCRA laws, we had to send it through certified mail. She repeated that “they” (at Progress) were always told it had to be online (told by who???) Essentially, they have no idea how to handle any of that properly, which is a HUGE red flag. She then told me that a case had been opened and everything “should pan out”. Just overall very unprofessional to tell me what *I* should have done if you don’t actually know the proper way something like that is supposed to be handled! If I would have sent them the lease termination online, they would have been able to charge us all kinds of fees, so maybe that’s why they tell their employees that. I am currently still waiting for a resolution regarding the prorated rent & final utility bill for the days in May. Thankfully, in our situation, we have military legal resources readily available to us that we can use if needed. Hoping it doesn’t come to that!

    Progress owns a rental property behind me, and simply refuses to maintain the landscaping there. Despite 3 phone calls to-date over 4 months to get the bushes trimmed that are encroaching on my property and moving my cinder block wall, they refuse to do anything about it. So I trimmed the bushes myself. Then the tenant came over to ask me what I was doing, and he agreed; Progress SUCKS - and his roof is leaking but they won't fix it. I would give them a 0 rating if I was able to. RUN AWAY from this company!!! Look elsewhere. And PLEASE - no apologies from management - wah - wah - wah. Don't waste my time. Just do your damn job.

    BEWARE!!! This company doesn’t care AT ALL that their property has been disturbing an ENTIRE NEIGHBORHOOD for a MONTH. Do you think they will care about any of your concerns or emergencies? I would run far away from this company. They are the WORST. Here is the situation: There is a rental house in our neighborhood that has Progress Residential as the property management company. The previous renters moved out a month ago. Ever since then, there has been a smoke/fire alarm going off CONSTANTLY, all day and all night. I’m talking HIGH-PITCHED, SUPER LOUD, INCESSANT fire alarm. The neighbors are all fed up. The next door neighbor to this rental house said he can’t even sleep. We’re all having trouble sleeping bc of this sound. We can hear it CLEARLY inside of our own homes, that’s how loud it is. Several calls have been made to this company, and all they will say is that a “ticket” has been made. Mesa PD was made aware of this and when they called this company, they were told that “someone will be out tomorrow.” This company is a joke.
