  Danielle was a nightmare to deal with. She screwed up my docs on the closing of the saleof my home, and instead of calling me, she sent me an email about it. And told me I had 30 minutes to go get the document she missed notarized to get my wire transfer sent, knowing this would lead to waiting several days to get the money. An email! No call, or anything. Who sends important docs like that to an email without contacting you directly so you are looking for this email. Meanwhile I was in need of a proof of funds letter on the home I put an offer in on, and couldn't get one because I didn't have my funds yet. She is negligent, indifferent, and unprofessional. You don't have to use her just because she is preferred by your realtor and I don't suggest using her for one of the most important transactions of your life. To this day, she has not returned one call, or even apologized for the issues. Title companies are paid a nice chunk of change by YOU, the seller, spend it on a business that appreciates it and will follow through.

  The representative at the Grove City location told me I would receive over $10,000 in profit from the sale of my home, after buying a condo. He said a check would be mailed. When the check didn't arrive in a few days I contacted the Pickerington office. Each time I called they changed the day they mailed it. It never arrived. I went in person to pick up a replacement check, but they gave me a check for only a little less than $300! They said that's all I get and they didn't know why I was told $10,000 the day of closing. When did they know this??? Why did they let me believe this lie for 10 days??? Did they ever mail a check???

  This group were the title company for a home I sold. They held a deposit for a possible mechanics lien. Its been more than 3 months and they have not returned the deposit even with the mechanics lien being removed. I reached out several times concerning the return of the funds finally threatening to report them to the attorney general and insurance board. Danielle Richards became even more upset and refused to release the money without my attorney getting involved. She sent a very unprofessional email, of which I tried very hard to upload for your review, stating that I was not a threat and that she "closes over 40 homes a month" and can't possibly keep track of them all. She went on to state that "that’s over 200 people I have to deal with and at least 75 we’re holding funds in escrow from..." I wonder how many of these are held fraudulently as are my funds. Needless to say, I'll be filing with the attorney general, better business bureau, department of insurance and the Ohio Land and title association as their actions constitute fraud and theft.
