Is there an opportunity to put zero stars? I don't think I ever had 1 conversation with anyone there. They never contacted me. They tried to sabotage my deal from the start once I didn't use their preferred lender of choice. I did switch lenders after the start and saved a lot of money. that's my right. Has nothing to do with the title company. Once I found a lender, Janet refused to pass title fees to them. When my agent got involved, she hung up on the agent. Unacceptable and unprofessional. Total nightmare. When they decided to call Sue, the Manager/owner... well, Janet is her daughter. So, she can get away with whatever she wants. She gets protection from mom. I tried to find out what I needed to bring in to close. Money wise. She never answered me. I got a round about figure from my lender and brough that in. I was barely acknowledged when I came to closing. Eventually, Sue walked in sat down across from me and started shoving papers in my face. I signed, she made copies and I left. Wasn't there 15 minutes. The most unfriendliest interaction anywhere. Much less a closing. No smile, no hello, no congrats...nothing. Next. she sent my closing docs to the wrong place. So, it couldn't get funded. The closer was trying to work out the details. Sue refused to pick up the phone and make it happen. Instead emailing and waiting for a response whenever she got around to it. Bottom line. I signed a day early, had the moving truck ready and sat all day the next day waiting. It was everyone's fault except this title company. They refused to lift a finger or communicate with anyone involved including me. I finally received my keys at 5:30 at night. After the closing, they owed me money back. Never told me I could come and get the money. No, I had to go in and ask for it. Customer service is on the negative scale. A 1 star is a bonus for this company. I have been in the mortgage business for over 30 years and have never experienced a title company like this. Our small town is one of the friendliest in the country. One reason I live here. But, this puts a dark shadow on newcomers moving to this area. I would never recommend this company!

Terrible. Refused to disburse funds for months. Use another company. Resp: I was actually referring to the monies being held months beyond any lien expiration date.

Frequently Asked Questions About Casa Y Tierra Abstract & Title

What is a title search?

A title search is a detailed examination of the historical, public records concerning a property. These records include deeds, court records, property and name indexes, and many other public documents.

Is title insurance as important as homeowner's insurance?

Home owner's insurance typically provides protection against theft or damage. If fire destroys your home, you can rebuild and buy new possessions. If the title to the land fails, you could lose the right to inhabit your home as well as the land it occupies.
