In my 25 years in real estate, I have never experienced service as poor as what I encountered during the recent closing handled by Sunbelt Title. From the beginning, communication was nearly impossible. Phone calls went unanswered, always rolling into a generic voicemail, and emails were sent to a company-wide address with no direct response. Despite repeated attempts, I never received answers to my questions.
Typically, the final closing disclosure is provided for review to ensure all numbers align with the agreed contract terms. In this case, Sunbelt failed to send me the disclosure, which is unacceptable and unprecedented in my professional experience.
The mishandling continued after closing. My commission check was mailed to the wrong business address. When I realized I had not received it, I contacted Sunbelt, who promised to cancel the original check and issue a new one. Instead, they sent me the canceled check, which bounced when deposited. A second check was eventually issued on November 13, but it was $400 short. When I questioned this discrepancy, I was told the listing agent instructed Sunbelt to deduct the amount, despite my signed Seller-to-Buyer broker commission agreement, which makes no mention of such a deduction.
Even more troubling, when I requested documentation of this instruction, the information clearly showed that the seller was responsible for the $400, not me. Despite this, I remain unpaid in full 18 days after closing. My last communication with Sunbelt was three days ago, when I was told a manager would get involved, yet no resolution has been provided.
This experience has been frustrating, unprofessional, and damaging to trust. I strongly caution sellers and listing agents against working with Sunbelt Title based on this unacceptable handling of my transaction.
