  Updating previous negative review as Cliff Lounsbury district manager personally saw to it that all of my issues were addressed and resolved and they were. Just use the Lakeland office with caution but my complaints have been resolved. Thank you. Worst experience ever using a title company Avoid if possible. I only agreed to use SunBelt Title only because my realtor suggested to. Big mistake. The closing which was supposed to be October 21st ultimately it took 3 full work days to close as the buyer switched lenders and the buyer had her deposit sent via her realtor in her realtor’s name and account which was flagged by the buyers mortgage company’s underwriting department. The buyer had to resend the money from her own bank account. This should of been caught ahead of time before I closed This took a day and a half then I was confronted with e-signing a closing extension of which I did for one day extended to October 22d which the buyer still couldn’t close no funds were transferred so I wanted to walk keep the earnest deposit of $3800 and relist the property and sell it to another party. Was pointed out by a Sunbelt rep that the docu sign I signed was valid thru not October 22nd but October 23rd of 2026!!! Obviously an error and it was Cliff Lounsbury the regional director of SunBelt said that it was an error and talked me into waiting one more day until Thursday the 23rd to close as the buyer would have the funds to complete the transaction. I received an $86 check from SunBelt title reimbursing me for having to pay to put my water back on at the property as at this point in my mind the deal wasn’t going through but the buyer ultimately did the wire the money and it was received late afternoon 3 days late on Thursday 10/23 Now I receive a 1099-S Proceeds From Resl Estate Transactions that Sunbelt title file with the IRS and low and behold they filed it with an incorrect social security number and I quality controlled all documents at the time I closed the social security number was correct These people at SunBelt are inept or incompetent or overwhelmed with their work as these types of mistakes are inconceivable!! If I don’t get it corrected I’ll pursue litigation to get at least the fees that SunBelt charged at best. This is ridiculous so many mistakes and errors in a closing

  I have used Sunbelt Title Agency and Stacey DuPree to handle the sale and refinancing of several of my pervious properties and was just recently reminded last month as to why. I sold a property in mid-October and it was an absolutely stress free transaction with both Stacey and Kerigan's assistance.
