- BLBrenda L.Feb 13, 20261.0Terrible experience. Guardian Title paid my my water dues very late causing late fees assed to my account and left me to fight it. They also held onto my money for an excessive amount of time and only paid upon my request. When I reached out I was promissed answers as I did not know what else was paid late on my behalf. They quit communicating with me. The final closing documents were sent without signatures. 1099-S was never sent to me! After reading other reviews, I have found that others have had the same terrible experience. Everything is at the clients time and expense!

I’ve personally closed thousands of title transactions and this company is the worst of the worst. They lose everything, forget orders, pass blame and forget their duty to serve the customer.
