I do not live in a house managed by Progress Residential, but I work for an HOA management company that has tenants coming in complaining. I had a tenant that said she had just moved in a month ago to a house that is managed by Progress Residential. She was not provided a gate remote or mailbox keys, only house keys. Progress Residential told her it was her responsibility to go to the post office to get the mailbox number and work with a locksmith to get the box rekeyed. She will have to pay for this herself, not be reimbursed by Progress Residential. She also was told when she moved in and asked about the gate that there was a code to use that maybe would work. A few weeks ago then she was told that she needed to come to our HOA office to pick up a gate remote, that it was required. Progress Residential told her just to show up and pay for the remote and they would reimburse her once she sent the receipt. Progress Residential never reached out to the Community Manager at our HOA office to set up the pick up and also did not communicate to the tenant how she would be able to pay for the remote at our office. They did not even give her the name of our HOA office, only an address for her to go to. If this is how Progress Residential "manages" then I would NEVER want to live in one of their homes. They need to be taking better care of the tenants! I hope that the tenant does not have any other issues with Progress Residential and that the "service" she is receiving significantly improves.

They will sneak in terms in contracts and then will not work with you even when you are struggling. Sarah is the reason I will go out of my way to get people to not use this company. They renewed me at a 2 year when it should have been one year and it was my mistake for not looking thoroughly but it was not what I discussed on the phone. Plus they jacked up the rent another 100+ after staying another year. Horrible communication, took over a week and 6+ emails to get a response from Sarah. Thank you for making my life this much more difficult. Will never use again.

I lived with Progress Residential for 2.5 years, and it was a nightmare from day one. Please read the reviews before signing a lease; I wish I had. At least half of us have the same horror stories.
The lack of competence and care is staggering:
1. Sewer Gas: I had sewer gases leaking into my kitchen. Their tech blamed the garbage disposal and "cleaned" it. I eventually had to fix the plumbing myself because they were either too uneducated or too indifferent to address a health hazard.
2. HVAC Fire: In the dead of winter, my HVAC unit caught fire. It took them TWO WEEKS to replace it. We were left without heat in freezing temperatures.
3. Summer HVAC Failure: The brand-new unit failed in July. I was without AC for a full month. It took 7 missed days of work and 4 different "professional" visits—all of whom misdiagnosed the issue—before they realized the compressor was bad. When I asked for a third opinion, they told me I could pay for it myself.
4. Appliance Delays: My oven broke. Despite sending the error codes ahead of time, a tech showed up for 3 minutes just to take a photo of the code. It took another month to get a working stove, forcing my family to eat out every night.
We eventually paid to break our lease because the cost of the buyout was less than the money I was losing taking time off work for their incompetent repairs. Progress showed zero empathy or financial flexibility. They did however, reimbursed me minimally to try to keep me happy, it didn’t amount to anything, more or less pennies on the dollar of hush money. Do your research and find a company that actually values its tenants.

The issues were reported through the maintenance system and documented with photographs and video. A written five-day notice was served in accordance with Arizona tenant notice requirements after multiple attempts to deliver notice at the listed leasing address were unsuccessful due to the office being closed or inaccessible.
As of the date of this post:
• No repairs have been performed
• No contractors or representatives have entered the home
• No phone contact or access attempts have occurred
• Exterior surveillance and interior monitoring show no entry
• Call logs reflect no outbound contact from the company
Despite this, automated emails were sent stating the issues had been “resolved.” To date, no physical repair work or inspection has occurred.

Public Notice of Documentation – Timestamped for Verification Only
I moved into the property on December 3, 2025. 5146 W Odeum Ln. Phx AZ 85043 During orientation, I verbally notified Deanna of a long ceiling crack that runs from the primary bedroom across the home into the living room and kitchen. Additional cracks were later observed throughout the living room ceiling, kitchen ceiling, and down into the garage area, including exposed wiring where an electrical box’s are missing.
I submitted a maintenance request on December 5, and on December 6 I uploaded photos and video documentation of the conditions through the RentCheck system.
On December 8, I attempted to hand-deliver a required written notice to the address listed in my lease. That location was locked and not accepting notices, so I proceeded to Progress Residential’s corporate office at 7500 N Dobson Rd, as instructed previously for certified mail. Staff on-site advised they were unable to accept documents.
Because formal delivery was refused, I recorded video documentation of leaving the written notice at Suite 121, as directed on the posted signage, and timestamped the delivery at 2:56 PM on December 8.
