    Honestly I like PR I don't have any complaints necessarily but I wish they had better transfer options. I would think they would want to retain their renters but it cost so much more to transfer and it sucks. Other than that when I call for maintenance they come within a decent time frame

    We found a beautiful property at 820 S Adams Way, Gilbert, AZ, and were very hopeful about moving forward. I am a single mother and a nursing student who submitted all required documentation, including verified income from Banner and Nurseio, which clearly met the income requirements for the home. Despite meeting the financial criteria, I was denied solely based on my personal credit score, even though I had a co-applicant with a credit score in the 800s. His credit was never run, because Progress Residential stated it would not be considered since he was marked as “not responsible for rent,” which makes no logical or professional sense when credit was the deciding factor. After this denial, we were informed by a representative that we did NOT need to repay the application fees, since they had already been paid. However, the online portal repeatedly prompted us to pay again, creating confusion and unnecessary delays. While I was able to fully resubmit my portion of the application, my co-applicant was never able to complete his application due to ongoing portal issues. We spent hours calling customer service trying to resolve this. At one point, we were even instructed to print the application and email scanned documentation, which I did immediately. I am very computer-savvy and had no difficulty navigating the system — the issue was clearly internal. Despite repeated calls and follow-ups, no one resolved the problem or provided a clear explanation. I am a nursing student trying to finish school and simply wanted a smaller, manageable home to move forward with my son. Instead, I was emotionally drained and forced to restart my entire housing search. What makes this even more frustrating is that I was already approved for a newly built home in Gilbert, but passed on it to pursue something more suitable for my current needs. This experience was unprofessional, stressful, and unnecessary. Housing should not be handled this way. I do not recommend Progress Residential to single parents, students, or anyone expecting transparency and accountability. From my experience, **Invitation Homes and Red Hawk were far more professional and responsive. Try Red Hawk or invitational Home. Save yourself the stress. Thank me later.

    Progress Residential - Worst customer service I have ever experienced! Left the backyard a complete mess with dog droppings everywhere! I have four trash cans. I only need two. They say that that’s my responsibility to get rid of them even though it was the previous tenants who requested the extra cans. Will see what happens next!

    I do not live in a house managed by Progress Residential, but I work for an HOA management company that has tenants coming in complaining. I had a tenant that said she had just moved in a month ago to a house that is managed by Progress Residential. She was not provided a gate remote or mailbox keys, only house keys. Progress Residential told her it was her responsibility to go to the post office to get the mailbox number and work with a locksmith to get the box rekeyed. She will have to pay for this herself, not be reimbursed by Progress Residential. She also was told when she moved in and asked about the gate that there was a code to use that maybe would work. A few weeks ago then she was told that she needed to come to our HOA office to pick up a gate remote, that it was required. Progress Residential told her just to show up and pay for the remote and they would reimburse her once she sent the receipt. Progress Residential never reached out to the Community Manager at our HOA office to set up the pick up and also did not communicate to the tenant how she would be able to pay for the remote at our office. They did not even give her the name of our HOA office, only an address for her to go to. If this is how Progress Residential "manages" then I would NEVER want to live in one of their homes. They need to be taking better care of the tenants! I hope that the tenant does not have any other issues with Progress Residential and that the "service" she is receiving significantly improves.
