ZERO Stars STAY AWAY – 2 hours free parking is not free, it’s a SCAM!
I parked at the LAZ Bellevue Gardens facility in Newport, Rhode Island on 6/21/25. The sign said 2 hours complimentary parking when validated by one of the stores in the plaza. I validated my slip at the “A Market” in the plaza. When I departed, 2 hours and 32 minutes later, I was charged $36, with no rebate for 2 hours of complimentary parking. I backed up from the gate and re-entered the A Market to validate again. They gave me the impression that the initial validation didn’t work, but it would the second time. It did not. So, I paid $36 and left. I called LAZ and left a message, but no one returned my call. I’m sharing this so it doesn’t happen to someone else.

My experience was very similar to other negative reviews. I expected to be charged for 1 hour of parking but was charged for 4 hours instead.
The signage in the lot indicated that parking would be validated for 3 hours if I made a purchase at the shopping plaza. Several members of my party purchased dog treats at “Wag Nation”, a store in the plaza, and we got a validation ticket from the clerk at the register.
When we tried to leave the lot, slightly over three hours later, the payment machines were not working (both exits had queues of >5 cars waiting while the attendant tried to fix the problem). When we got to the front of the queue, the attendant refused our validation ticket, saying that it was “invalid” after three hours. There was not indicated on any signage; had I known this, we would have parked elsewhere and not shopped at the plaza. He manually typed $60 into the payment machine, and repeatedly swiped my card. Each time, the machine said “processing”, but the gate did not go up. Finally, after ~5 minutes of swiping the card, the gate went up, but the machine did not output a receipt. We left, angry about the experience and not wanting to delay the cars lined up behind us.

If you can avoid parking here, please do so. I’ve utilized this parking lot numerous times and have never had an issue until today. I’ve always been told that residents of Newport receive 3 hours of free parking in this lot, but today upon leaving (well within the 3 hour time limit) I was told by the attendant that I owed $48. Even after explaining that if resident parking wasn’t honored, I had a validated ticket, he refused and almost bullied me into paying before leaving. Had it not been for my daughter in the back seat, and a line of cars forming behind me, I 100% would have sat there until he contacted his supervisor or at the very least, someone with an ounce of kindness in them. I’ve encountered some rude individuals in my life, but he was beyond the worst. Definitely put such a damper on a beautiful day.
