So first off, I would like to say that this was my first experience with the designing and building of a new structure. My wife and I did a lot of homework prior to the passing of the new ADU laws in Massachusetts so we felt as though we were ahead of the game. I can truly say Paul and Francine deserve a lot of credit for assisting with our project from start to finish. There were a lot of hurdles that we didn't plan for that they made as simple for us as they could. We were building a detached ADU on an existing property that we owned, so we could be "snowbirds". Our plan called for a couple of upgrades so we could save for our southern home. When we first saw and walked through our new ADU we were extremely satisfied with the quality of the product. We would highly recommend dealing with this crew. A very high-quality product at a reasonable cost.

We had several meetings with Mod-Tech to discuss feasibility of our plans. Unfortunately, we were not able to move forward at this time. We found Mod-tech the team has a wealth of knowledge and truly appreciated the open and honest approach to building it new home. we look forward to working with them in the near future .

This is what a modern home-building process should feel like!! From the very beginning, Francine and Paul made us feel understood and cared for. They walked us through design concepts, zoning considerations, timelines, and budget models with clarity and expertise. Their ability to take a vision and translate it into a thoughtful, buildable plan was incredible.
What stood out most was their genuine passion. Paul offered solutions that balanced practicality, aesthetics, and long-term durability in ways that made us feel confident and excited. It never felt transactional—they truly wanted the project to succeed.
Their modular approach is impressive: efficient, workable, and much more refined than anything we’d seen before. Even as we explored financing, permitting, and design revisions, they were right there with us, responding quickly and guiding through each step. We walked away feeling not just educated, but inspired.
If you’re considering a modular home or even in the early stages of exploring what’s possible, Mod Tech Homes is the team you want by your side. Their honesty, expertise, and vision are rare in this industry. We would recommend them without hesitation.

Extremely unprofessional. Lacks transparency through entire process. Poor communication and can’t remember anything. Their disorganization wastes time and resources. Would never use them again or recommend them.
What are the advantages of building a modular home?
The modular home construction process offers several advantages. Initially, it follows the same path as traditional building until permits are secured. After that, the process accelerates significantly. The home is fully specified at the time of order, and once options are selected and factory coordination is complete, installation begins. Mod-Tech Homes then finalizes the construction. Cost is another benefit: selections made by the homeowner are locked in at the factory, preventing unexpected price increases. This protects against 'price creep' often seen in traditional construction due to change orders. The set price agreed upon at ordering remains unchanged, providing financial certainty for both the homeowner and their bank.
What is modular?
A modular home is a custom-designed dwelling built in a factory and assembled on-site. The construction process incorporates assembly line techniques, resulting in homes that are more robust, of higher quality, and more cost-effective than traditional builds. These homes are transported via flatbed trucks to a prepared site with foundation and utilities in place. Mod-Tech Homes' experts then complete the 'button-up' work, typically taking 4-8 weeks from start to move-in. This method significantly reduces construction time, eliminates weather-related delays, minimizes mold and mildew risks, and enhances energy efficiency. For a small additional fee, all our homes can receive an energy star rating, a feature that's often challenging and expensive with conventional construction.
What about financing?
Financial institutions treat modular homes identically to site-built homes for lending purposes. Modular homes qualify for conventional mortgages, FHA loans, MSHA loans, and other financing options. Some banks, recognizing the reduced risk associated with modular homes, offer specialized programs that can result in additional savings. We have various resources available to assist with the financing process. Banks that specialize in modular home lending appreciate these projects due to their low risk and quick completion times.
What does a modular home cost?
When considering the savings in labor, materials, and time inherent to the modular building process, modular homes typically cost 15-25% less than traditionally built homes of comparable quality. The benefits extend beyond initial costs, as modular homes are constructed to withstand transportation and crane installation, resulting in a more durable structure. This translates to lower maintenance and heating expenses over time. Additionally, should you decide to sell your modular home in the future, you can expect resale values comparable to traditionally built homes in your neighborhood.
Is there a limited range of modular home styles to select from?
There is no limitation on modular home styles. At Mod-Tech Homes, our designers collaborate with clients to customize all homes and additions. We have successfully produced every design concept presented to us. The era of 'fixed' designs is long past. Our in-house CAD department utilizes Chief Architect, an advanced design software that enables customers to visualize their home in a virtual environment. This allows for detailed views of elements like kitchen cabinets in 3D and experimentation with various features such as dormers, reverse gables, and farmer's porches.
Why would someone choose to build a modular home as opposed to a stick-built or traditionally constructed home?
There are three primary reasons clients opt for modular construction: firstly, the quality of construction. Modular homes are built in controlled factory environments, protecting materials and craftsmen from harsh weather conditions. Secondly, the length of the construction process is significantly shorter, typically completed in a 4-8 week cycle from foundation readiness. Lastly, value is a major factor. Substantial savings are achieved through factory efficiencies, faster construction times, and reduced weather-related impacts, among other factors.
