They canceled our cabins too late for us to find a replacement. Vacation ruined!
I booked 3 cabins next to each other in July for a family Christmas vacation starting Dec 29th. In early Oct they called to say one was “no longer in the inventory”, and wanted us to move to a different cabin. Of course none are close to the other two. So we adjusted plans and decided to squeeze into two cabins; kids love sleeping on the floor. We paid in full mid Nov. Two days later, the supervisor calls to tell me another of the cabins is “no longer in the inventory”! 5 weeks before our vacation; airline tickets already purchased; event tickets already purchased; and of course they don’t have anything available we can fit in (even if we all went in one cabin) for less than double what we already paid!
Zero compensation for the mess.
We had to get a refund, and now we have no where to stay since it’s so late to find anything in our budget that isn’t a hotel.
Do not use them. Nice people, but terrible business practices.

Panic and anger only begin to describe my experience with Cabins USA! I would give less than a one-star rating, but that's not possible.
This review is not about the cabin "Run to the Hills" that I reserved, but the customer service and decency that I did NOT receive from CABINS USA!
My reservation was CANCELED by Cabins USA 20 minutes before I was able to access the cabin! 20 MINUTES!
Toriano from Cabins USA had the audacity to call me at 3:40 p.m. on THE DAY of my check-in (November 6, 2025) to tell me my cabin was not available due to an ONGOING road repair, making the cabin inaccessible. He offered me the only other "comparable" cabin that they had available (that was a joke - it wasn't comparable AT ALL!) or a full refund.
His excuse for the cancelation: "The city has been making repairs on the road and has now closed it making it impassable. We were notified four days ago, and the updates for opening keep changing. The current renters are "stuck" at the cabin and cannot leave." He was continuing to call the city to get updates, as they kept promising him the road would be open by certain times, but then delayed.
FOUR DAYS PRIOR to my arrival date and NO ONE from this company thought to contact me then to make me aware that there could be a potential problem??? Instead, they waited until the DAY OF MY ARRIVAL to tell me!!
I drove to the Cabins USA location at 409 Collier Dr., Sevierville, TN at 4:15 p.m. to see if I could, at the least, use one of their computers or their Wi-Fi to search for an alternate cabin rental. Of course, they denied my request, but it just so happened that this was the location that Toriano worked at. We spoke with him in person, and he said that he was now given a time of 6 p.m. that the road should be open. They then would need to have a cleaning crew on standby to clean the cabin before new renters (my party) could stay. He then said he would call me to give me an update after speaking to the city.
After leaving this Cabins USA location, I used my phone to search for an alternate cabin to rent "just in case" the road to Run to the Hills was still inaccessible. I called Cabins USA at 6:03 p.m. (as I had not received the promised call from Toriano) and was told that he wasn't available as he himself "was out checking to see if the road was passable" and they would let me know the status when he returned to the office. At 6:26 p.m., I still had not received a call from Toriano and was done playing their game and requested a full refund, which I did receive.
With the devastation I felt and the level of non-professionalism I received from this company, I would highly recommend you "RUN TO THE HILLS" and reserve your cabin from a different company!
Mishaps can happen but this fiasco was completely unacceptable!!
I did end up reserving a cabin with Summit Cabin Rentals. Debi came to our rescue with a gorgeous cabin that had stunning mountain views! Summit Cabin Rentals gets a 5-Star rating from me!

We stayed in the rushing waters cabin in pigeon forge. We’ve stayed at this cabin in the past and specifically picked this for the hot tub. We get there in the evening and it was at 67 degrees so we called the next morning as it was after 9 pm. They say they send someone and he said settings weren’t correct. Ok no biggy we get it. 48 hours later and the hot tub is still barely to 80. Which is cold for a hot tub. I’ve emailed twice and no one will respond to me. We’ve been avid guests for years and the lack of response and caring really shows they don’t care. We paid over $1000 for this cabin and for the number one amenity to not work and then to ignore my messages is really crappy customer service. I’ve requested to speak to a manager and left my numbers on both emails with no response. We never complain but this was too much. We could’ve stayed in a hotel for half the cost but we wanted the hot tub. Poor customer service. Won’t be staying here again after them not even attempting to make it right.
*edit. They offered a free night stay on a weekday only to be used within the year. A joke since you can find that coupon code online already. Won’t be using them again.
Hi, me and my boyfriend stayed 10/26-10/30. We stayed in the cabin named “ Sky High Hobby”for 5 days/4 nights. I didn’t take pictures as adrenaline was kicked in for being on vacation. I am also not one to leave reviews. But as I’m younger and feel like this didn’t meet my expectations and standards. I don’t want other couples to go through what we did. Check in and check out was easy and quick. We had an older cabin, I felt like it fit us very well. It gave us the vibe of older country, biker feel. But it’s nothing like the pictures. The stand alone tub did not have the wood around it. The didn’t add in the broken shades on the windows. The porch swing on the top deck was nice but they used outside chair covers for a cushion. It just didn’t look as nice as the pictures. Unfortunately cleanliness was not there either. Cobwebs, dust, dirty rugs, and an even dirtier pool table. I over looked it as this was the first time myself had rented a cabin without my parents (I am 23), also given it was older I understood it was not gonna be like a brand new cabin. The showers were glass walk-in showers. They had hair on the outside corners of the shower. The glass had residue running down on the inside. The cover on the bed had stains. The mattress was three to four mattress shoved on top of each other with a broken bed frame. I over looked all of this cause maybe my standard of clean is different than others. I was excited to be on vacation and away from home. We got settled in and were excited after 5-6 hours of driving to get into the hot tub and relax. We took the cover off and it was green.. I’ve never had this happen. So we called them ASAP, as it was later they quoted us it would be fixed as of Monday (the next day) I was completely okay with that. Monday rolls around we went adventuring out. Got back to the cabin around 5-6 pm, checked the hot tub and it was brown.. coffee brown. I let it be and waited to hope it would be fixed Tuesday as we leave out Thursday. I just wanted at least one day of relaxing in a hot tub. Tuesday we come back from adventuring and it was cleaned! Down fall all they did was drain the water and re-fill it. They did not clean it, brown residue was left on the sides of the hot tub. You could scrub the brown off with your finger so I knew it was not stained. This was completely unsanitary and disgusting. I am very understand of things happen and was not mad/ upset until that. I called to see if there was any kind of refund I could get. They said no all they could offer was 20% off next visit (I think they said 20% but don’t completely remember) and some other compensation. So, after paying around $800-$900 none of that apparently is for the amenities we didn’t get to use. Highly disappointed and upset needless to say I will not be using the 20% off the next visit..
Edit!! I spoke with Toriano! He offered a refund, we spoke about the things that can be done better. I really appreciate it!

DO NOT BOOK WITH CABINS USA IN PIGEON FORGE, TN‼️‼️
We arrive to our cabin on Wednesday evening, and find the hot tub without water. We had maintence come out to look at it, and the guy told us it had a major leak and we couldn’t use it. Later that evening, we decided to use the jacuzzi tub in our cabin. Turned the water on and it would not turn off. Maintenance came back out and told us that “it’s junk, and cannot be fixed”. He told us that he was off until Friday, and turned our water off to the entire cabin. He instructed us to demand a different cabin and refund for Wednesday night. Thursday morning we walk outside and the neighbor cabin informed us of their bedbug infestation. Next, we arrive to the Cabins USA office to address these issues, and they agree to move us. The cabin they moved us to was larger and stated that would cover “compensation”, and a manager would be in touch at some point during our stay. Thursday morning we arrive to the new cabin. We immediately notice dead bugs all over the floor, wasps inside the home, live bugs inside the home, smoke detector going off, and a FILTHY hot tub (see photo). We also do not have access to the “guest house”, as the door code was wrong. We call Cabins USA again to address these issues, and are told maintence will be back by to fix these issues, and a manager would be in touch.
Fast forward to today, Sunday, still no phone call from the manager. No access to the guest house. Smoke detector STILL going off. So we call Cabins USA to speak with a manager and address these issues, and request compensation for atleast the first night with NO WATER. The manager states that the “larger cabin” that we never had access to half of it, is considered “compensation”, and there is nothing more that they can do.
I am appalled at the bare minimum customer service, and disgust that were the conditions of these cabins. If you are planning a vacation to Pigeon Forge, please book elsewhere and enjoy your vacation!
And DO NOT listen to their pathetic response to these other reviews stating they are “sorry” and take it into “consideration”, because they do not. AT ALL. Do NOT book with this company
