We stayed in a 2 Bedroom/2bath Penthouse, ocean view with balcony. It included a full kitchen, laundry facilities as well. We have been HGVClub owners for 21 years. They must have just remodeled these units. Ours was brand spakin' new, right down to the pots and pans. I was SO pleasantly surprised! Particularly because I need to leave a not so hot review for the plain-jane Hilton rooms. (I hate doing that!) So whatever you're doing for 6th floor suites, keep it up. Your guests totally appreciate it!!
As for service: In giant resorts like these I have often found service to be a little hit or miss. Most individuals know their job and doing if fine. But is that the review you really want? Your front desk individuals could use a motivating talk on how to power through the grind in the hospitality industry. Bless them. Thank you for working long hours with lots of challenging visitors. But if I am kind, not demanding, even pleasant, please try and reciprocate.

It's actually a nice resort. I removed stars for the following
-1 star. Parking is $48 per day and you still need to walk 0.6 miles from the car to the room. For an area surrounded by nothing, there should be cheaper places to park.
-1 star. A large cockroach was in the room. Luckily not the kind that would survive back home if one got into our luggage.
-1 star. The staff for some reason refused to clean our room. We would watch them skip our room several days. We politely requested new towels, they said they will come, but nobody came and we waited. The next day we asked again and they finally came. Then the following day we watched them skip over our room again. We didn't have a do not disturb sign and we weren't in the room.
Otherwise it is a beautiful resort and it was the cheapest place we found on a short notice. Despite the above, I think it is a nice place to stay. The rooms are nice and the resort has great views of the ocean

We are life Diamond members and HGV owners 20+ years. 20 years ago, this was a unique and beautiful resort. Presently, so disappointing. Moving about the property is difficult, at best; especially with luggage and children. Must wait 15-20 minutes for very slow tram or walk extremely long distances to get anywhere. Tram only worked first day of our stay; we were trapped inside, second day, 15 minutes until someone manually opened the doors. Out of commission the remainder of our stay, the very busy and crowded Christmas week!
Bugs in our room. Ice machines out of order. Handicap lift out of order. Food is VERY overpriced for mediocre quality. $55 per person for breakfast buffet!! Insufficient quantity of child life jackets for guest count. Fee for shuttle to Kings and Queens Lands, just a mile away. Guests pay a steep amenities fee for amenities that don’t work or serve them. This is criminal.
The owner ambassador program is a joke. Received helpful outreach prior to our stay, which was impressive. Once we booked owners meeting (all they really want), our future calls/emails went unanswered. The service presented isn’t what is actually delivered. This team is simply wrangling for the HGV sales team.
Do not recommend; we should have heeded all the previous reviews before booking. There’s a terrible trend history that proved true. We will not be back.

Serious Cleanliness and Pest Concerns During Recent Stay
On the first night after settling into our room, my wife and I noticed unsanitary conditions in the bathroom. There was leftover fecal matter on the exterior of the toilet bowl, which was not immediately visible because the toilet lid was up. This raised serious concerns about the cleanliness of the room and whether it had been properly sanitized prior to our arrival.
Additionally, while preparing to check out, we observed a large roach run out from underneath the clothes drawer. This further compounded our concern regarding hygiene and pest control in the room.
This stay was especially disappointing as this was our fourth time visiting your resort, and we have always enjoyed our previous experiences. We specifically planned this trip to celebrate our wedding anniversary, expecting the same level of cleanliness and comfort we had received in the past. Unfortunately, these issues significantly impacted our stay and detracted from what was meant to be a special occasion.
Given these conditions, our experience did not meet basic cleanliness or hospitality standards, and we were very uncomfortable as guests.

I am a Hilton Diamond member and have stayed at many Hilton properties around the world. Unfortunately, my stay at Hilton Grand Vacations Club Ocean Tower Waikoloa Village has been one of the most disappointing hotel experiences I’ve ever had.
First of all, the cleanliness of the room was extremely poor. There was dust everywhere, and it was very obvious that housekeeping was not doing a proper job. This is absolutely unacceptable for a hotel at this price level and under the Hilton brand.
Secondly, the service is almost nonexistent. During my stay, I had to call the front desk multiple times to request towels and other basic supplies. Every single time they said “we will send it right away,” but nothing was ever delivered — not even once. It feels like they are trained to just “promise” without actually providing any service.
What makes this worse is that I later found many other guests had similar complaints in their reviews, yet management still hasn’t taken any real action to fix these issues. It’s all empty replies with no improvement in reality.
On top of that, the hotel layout is extremely inconvenient. To go in and out, you either have to walk through a very long corridor or wait about 20 minutes for the tram, which is very frustrating, especially for families with children.
