We have owned a timeshare for almost 40 years and have used it to trade through RCI many, many times to many, many different destinations so we've seen a lot of different resorts. Recently, we stayed at Hilton Vacation Club Grand Beach Orlando and were very pleased with it! Beautiful, lush landscaping with tropical plants and trees. The location by Lake Bryan was so tranquil with chairs and hammocks to relax in. So many amenities including two sparkling clean pools & hot tubs. Other amenities were tennis, shuffleboard, a full 18-hole miniature golf course, playgrounds, and much more. Staff were exceptionally friendly and accommodating. Our unit was a 3 bedroom/3 full bath with a screened balcony. Great living and kitchen too. Although you feel secluded, it's still super close to all the theme parks, International Drive fun, groceries stores, restaurants, and Outlet Mall. Covered parking from the Florida sun was a plus! We will be back!
This is a very nice resort with a beach on a small lake, and is close to Disney and other popular places. Amenities are plentiful (two pools, playgrounds, etc.) and well-kept. The room was spacious, but a little worn. The front desk check in was fine, but I wasn't welcomed as an Honors member, and upon checkout I wasn't asked about my stay (they don't get any compliments that way, but they also get to avoid hearing guests' complaints). The other staff was not particularly outgoing or welcoming, but not unfriendly either. Just doin' their jobs. Management needs to do a better job to positively motivate their staff.
When I booked, I knew that the gym was closed, but there was also noisy demolition and construction near the pools, which did not appear to be mentioned on the hotel website. This made for an unpleasant environment to try to relax in (Nov. 15-19). I managed to find a spot on the beach between the two pools where the noise was minimized. Make sure you check the hotel website before booking. Full marks for the landscaping, gardens, and beach conditions. On checkout day, I accidentally left behind an item in the room, but when I called three hours after checkout, they said they did not find it... Too bad... Hopefully it will show up...
I understand people likely arent staying here just wanting to watch TV but why the hell can't I even load up Netflix on whatever outdated internet browser exists on the TV?
Stayed here with my wife tonight for our anniversary, and we had a blast a Disney springs, thinking we'd get to just chill and space out watching our show before bed. Nope, you can't connect to anything. We tried every method to login to Netflix, but the browser on the TV is so old and outdated that you just can't. We could sign in to our account, but streaming "isn't supported". You can't even cast to the TV. We're staying here for one night and can only watch Samsung cable.
The room is also noisy. People walking about in the room above in building 8 make the ceiling fan vibrate. The heat clicks on and sounds like someone is unlocking the hotel room door. There's a weird beep sometimes in the room from no obvious source.
The people were nice and the location is nice, and the rooms are clean, and there's probably a lot more you can do if you're staying more than 1 night. But it would be nice to have some flexibility with the TVs lol.
As a Hilton Honors member and Grand Vacations owner, I was very disappointed with my stay at this property. The resort looked nice in photos, but upon arrival, it was clear that it’s extremely outdated.
The first morning, I woke up to find bugs crawling on the stove top—there were quite a few of them. I reported this to the front desk, and they assured me it would be taken care of while I was away at a conference. When I returned, the bugs were still there. It appeared someone had sprayed the area, but no effort was made to clean up afterward.
Later, I noticed ants in the laundry room area, and again near the coffee station by the front desk on the morning I checked out.
While the staff was friendly and polite, the overall condition of the property and the cleanliness issues made this a very unpleasant experience. I would not recommend staying at this location.

I loved my suite and the resort. The room was clean and spotless and I got a waterfront view on the 4th floor. The Concierge was very professional, welcoming, and polite. Mitchell was very kind and professional on the phone and answered all my questions. I felt like royalty in my suite. It had a nice luxurious bathtub and a nice shower. My suite came with a fully equipped kitchen. There's a refrigerator, a full functioning stove, a microwave, and a coffee maker, they provide towel, dishes, cookware, and toiletries. If you need extra, they are very prompt in having someone bring it to you right away. I don't quite understand some of the negative reviews I read on here, because my experience was completely different compared to the negative reviews that were written by the other patrons. Apparently those who complained, had complained about minor or petty things that could easily be fixed. Apparently they never had to stay at a motel 6 or a Days Inn at some point in their life, or never been on an outdoor camping trip. This place has so much to offer compared to the basic no frills cheap motels. There's a basketball court and a tennis court, there's a swimming pool and hot tub. There's a beachfront with chairs and hammocks and playground for the kids. They have activities, but you have to pay for those, and much more. There is no restaurant or bar, so you are responsible for your own food or dining arrangements. Restaurants are close by and many to choose from, but not pedestrian friendly. Disney Magic Kingdom is 15-20 minutes away and Disney Springs is about 5 minutes away. The only downside is the acoustics in the hallway of the building can be pretty loud, so be considerate and keep your voices down. You will hear a lot of doors loudly opening and closing, but the good news is, it's usually only during the day and it's very quiet at night. If you are noise sensitive and have a fine tuned nervous system, then I would advise using a white noise machine or asking the Concierge if they have any rooms available away from the hallway entrance door. If this is your first time staying here, be financially prepared to pay a $200.00 incidental deposit. They will put the deposit on hold during your stay and credit it back to your bank account or credit card after you have checked out. Hopefully this review is helpful to those who read it. I felt I got the most out what I paid for and more.
