We chose this location, as we love Embassy, for our visit with family for the holiday based on several stays at Embassy at several other locations. What a disappointment & quiet a waste of money. We arrived and were able to check-in early, which was great. Arrived to the room with stains on the couch cushions, a shower that was falling to pieces, moldy/ musty fridge, and water stains in the ceiling. Got up on morning one to get breakfast after my workout to find a terrible set up & lack of options. You had only one cook trying to do omelets, scrambled eggs, pancakes, and breakfast meats with NO buffet set up at all. People were waiting 15 minutes just for a hot meal that was NOT even hot. My sausage links were cold & my pancakes tasted like peppers & onions as he literally cooked everything on the same grill without cleaning it. At this point I trashed everything and just got the family some apples, yogurt, & juice. We NEVER ate breakfast for the rest of our stay because it was the same everyday. Outside of this, there was the smell of weed every where we went at the hotel, guests leaving there room doors open with kids running around, people running & yelling through the night and letting doors slam as if they were the only ones there. Absolutely ridiculous & DO NOT recommend this location at all. The BEST part was the TGI Fridays attached!

No coffee stay out. My stay would be better plus alot of other people would be better if there would be complementary coffee like usual at any other hotel. Plus, it's bad weather out, when new guests come in they look for refreshments in the lobby, complementary water complementary coffee is usually a main source at any hotel. I’ve stayed here before And they used to leave it out. Everything used to be really nice. They would treat us with honor like the way should be comfortable. And the way the hotel looks Like it should be because it’s somewhat fancy with the marble floors.

I stay at this Embassy Suites location 4–5 times a year, and while I’ve always appreciated the location, it’s frustrating to see how little effort has been made to maintain or improve the property over the past five years. The issues have become consistent enough that I feel compelled to share an honest review for future guests. Elevators: The elevators are **extremely slow**, and more often than not, **only one seems to be operating**—even during busy times. This creates unnecessary delays and is a recurring issue every single stay. It’s surprising that this has gone unaddressed for so long. Room Conditions: The rooms are simply not being kept up to acceptable standards. In my most recent stay: - Bathroom tiles were coming off the wall and corners - There was visible rust in the bathtub - The main air vent had visible dirt and buildup around it - The bed sheets were the wrong size and completely pulled off while sleeping - The room was also missing a desk chair None of these issues should appear in a hotel at this price point. Service Experience: Service at this property was normally the redeeming factor, but even that was an issue for my latest stay. At check-in, the front desk agent made no eye contact with me, seemed disengaged, and offered no warmth. When the posted checkout time inside the room said 12:00 pm, thru my chat with the front desk via the Hhonors App, they insisted checkout was at 11:00 am — and as a Silver Hhonors Member, even with the hotel clearly not at capacity, my request for a simple one-hour extension was declined. The chat staff also refused the request without any flexibility. Value: This is a prime location for University of Delaware events, and the hotel charges premium rates because of it. However, it feels like very little of that revenue is being reinvested into the property. The wear-and-tear has become increasingly obvious, and the lack of improvement over the years is disappointing. I needed to stay at the neighboring Homewood Suites several times this year. While the décor is outdated, the service staff is genuinely pleasant and accommodating, which makes a world of difference. The rooms themselves are also much cleaner and in better condition. I’ve also stayed at other Embassy Suites locations in the United States and had far better experiences, so I know the brand is capable of more. This property continues to fall below the Hilton/Embassy Suites standard. I stay here purely for the convenient location, not because it offers good service or updated rooms. I sincerely hope management begins investing in the property and training the staff, because right now it feels like they’re simply relying on the location to justify the rates, rather than the experience they provide.
