We are full-time RV'ers with anchors in Tampa and Melbourne, so this place has become a regular stop for us, and features prominently in our 2026 itinerary.
The resort is located in a great spot right off the highway. It is close to Melbourne, Sebastian, Fellsmere, and Vero Beach. There is a McDonald's and two gas stations right outside of the park, a Publix and Walgreens 5 or 6 miles east of here. Walmart is a little further, in Sebastian, but pickup is quick and easy.
The lots are a little tight, which isn't usually a problem except when you are next to an annual who has spread out into what would normally be a shared easement in such tight spaces. As in our current situation where I literally have to go under our left side slideout or around the rig because walking normally would put me in the neighbors claimed space.
As full-timers, we have come to understand that the long-term folks are the bread and butter of these places, and staff will tend toward placating the resident over the vagabond. That isn't this place, but every RV resort in America because they need to balance paying the bills while also accommodating retail and in some cases (like here) membership guests as well.
That is my biggest gripe about this place, in a world of over-entitled annuals, this place has the highest concentration of any resort we have been to. The staff have had to get involved twice, once when our rear neighbor was putting his bird (squirrel) feeder on a tree on our site right outside our bedroom. We would end up becoming friends with them once they understood that it was our bedroom and we didn't have a problem with the feeder, but wait until we are up to fill it.
On our current stay, I was setting up our water and noticed a splitter on a spigot I was pretty sure belonged to our site. I looked around at other sites and noticed they all had two spigots, which was what I remembered. So I went to the empty site behind our neighbor to make sure they had their own water, they did and were additionally hooked into the transient site on the other side of them. At that point I had two options, I could completely remove the offending splitter or I could use the open end on the offending splitter to do what I was planning with that spigot. Having seen something on their unit previously that made us think they had a connection to NH, and it being Christmas, I decided to go with the latter. That still seemed to irritate her, she asked if I had put my own splitter on her splitter and I said "I think what you are trying to ask is if I allowed you to continue our spigot at all, and yes, I decided to share rather than remove your solitter from our spigot entirely. Merry Christmas." We ended up calling the office just to say "hey, this lady is using our spigot, we are fine with sharing but she doesn't seem to be." Despite her attitude and the initial approach of the maintenance person "you got a problem with this?!" we are still fine with sharing.
Speaking of the staff, that one interaction I mentioned is the only time any staff member has been anything less than respectful and as accommodating as possible, and he did end up apologizing for the way he came off so it's all good.
If you have the time take a drive up and down route A1A to be treated to beautiful views of both the ocean and the lagoon, as well as quaint villages. The Sebastian Inlet State Park is absolutely worth your time, especially if you are into birding. From Osprey to Storks to Bald Eagles, they are all there, and more. Mulligan's Beach House has great food (VB is a bit better than Sebastian).
Overall, this is a great park. It is very family friendly, and has all the expected amenities but a hot tub/spa. The staff are great, and the location is as well.
When planning a trip to the Treasure Coast, or even the Space Coast, make sure to give this cozy little spot a try, you'll likely want to come back too!
