Keenan and Kyler were very helpful.
After just three months (Feb–Apr 2025), we decided to move out early because we didn’t like the place.
Before moving, we spoke several times with Keenan and Kyle about our options. They said the best route was to buy out the lease for $4,552 (two months’ rent + a $1,000 concession we received at move-in). We agreed. A few days before moving, Kyle called out of the blue to say they’d already found a new tenant and asked us to return the keys. When we dropped them off on April 30, both Keenan and Kyle confirmed we’d owe nothing except a cleaning fee.
After moving, the May rent was deducted from the portal. Then, over two months later (July 2), Gates Hudson suddenly claimed we owed $2,172.87, including $330 in “damages”—even though we have video proof from the final walkthrough—and utilities for May. When we disputed the charges, management stopped responding. They even tried to file a claim with The Guarantors, which was dismissed after we sent documentation.
Property issues: dogs barking constantly, paper-thin walls, creaky floors, unreliable internet, inconsistent trash pickups, smelly hallways, outdated appliances, and quiet hours not enforced with loud exhaust vehicles at night.
Bottom line: Think twice before signing a lease here. Prices are luxury-level, but the complex is not. Keenan and Kyle may seem friendly at first, but our experience showed otherwise. The flood of past 5-star “one-review” reviewers raises serious doubts about credibility.
UPDATE 11/14/25:
Keenan called and left a voicemail stating, “we never did the lease buyout,” and they changed our account to rent responsible. This directly contradicts what both he and Kyle told us on April 30. At no point were we informed in writing that we would be rent responsible, and we were never provided any time/date stamped photos to justify the damage they claimed. Additionally, if we were truly rent responsible, there would be no reason for them to deduct the May rent from our account.
This further confirms a clear pattern of deceptive and highly unprofessional communication from Keenan and Kyle.

Regarding the response from the "owner", our account information is clearly visible in the pictures, but no one has reached out in the two weeks since they posted their response!

I lived at Spark Black Bear Apartments for three years, and my experience has been increasingly disappointing.
The *elevator has been out of service for 4–5 months*, and when I contacted management about repairs, I was simply told that the vendor is busy and I should use the stairs. No updates, no timeline, and no real concern for residents’ needs.
On top of that, *the property is poorly maintained*. There’s dog poop everywhere, the grass is damaged, and it’s clear that upkeep is not a priority for management.
At move-out, despite *deep cleaning the carpet myself*, I was charged *$300 for painting* and forced to pay for carpet cleaning through a company they contract with. They claimed I had no choice but to use their vendor—even if I already cleaned it—so it feels like an intentional upcharge.
Finally, the *property manager is extremely rude* and dismissive. Any attempt to communicate concerns is met with unprofessionalism.
I wouldn’t recommend living here—especially with ongoing maintenance issues, surprise charges, and poor management.
Do not look the positive review, they had a program for their resident if they complete the review they would get a food festival pass at Morgantown.

We lived here for almost three years, always paid rent on time, and took really good care of our apartment. Before moving out, we spent days deep cleaning, deep scrubbing everything, kitchen, bathtubs, etc. , washing the carpets with a rented machine, and making sure the place was spotless. Despite that, management still took almost $700 from our deposit with bogus charges: $300 for painting (just normal wear and tear), $160 for carpet cleaning even though we already did it ourselves, $40 for blinds that weren’t broken, and $20 just to remove a child lock.
On top of that, they charged us for an extra day of rent and trash even though we moved out and returned the keys a couple of days earlier, and they even added duplicate charges for utilities and trash.
Once they knew we were moving out, the maintenance became careless and poorly handled.
It feels like no matter how much effort you put in, they will find a way to take your money when you leave. This place left us feeling cheated, and we would warn anyone considering moving here: don’t do it. There are better and cheaper places in Morgantown.
