  They will charge you for every single thing because they can and there is nothing you can do about it, just so their units will always be updated for another tenants expense. We were in one of their units for only 8 months when we transferred to one of their bigger units. They ripped the carpet out on the whole unit when we transferred and charged us every penny for it. They charged us for cleaning because it wasn't to their standards, and they even charged us for a drip pan that costs $25 brand new because we stained it when we cook our food. After everything, the total cost of the repairs they charged us was more than our deposit, and they could have taken more money from us if only we didn't took them to small claims court and agreed on a settlement. They will take advantage of you because they know there is nothing you can do. If you get victimized by this company, take them to small claims court. Hopefully they get enough complaints that they get noticed enough to get them to stop their crooked operations.

  The facility is great. maintenance guy is great, but some of the office staff leaves much to be desired.

  I lived there 3 years. It ! The Good: The staff was always kind, and friendly to me, and my room-mate. Travis (maintenance) worked really hard to make sure to be available if you had any issues with stuff in the apartment. Christina (I think, she's blonde and is int here during the week), and the others in the office where always nice and friendly. I think the whole crew did a great job of trying to keep the place inviting, and homey. Lawns were always mowed, they keep the sidewalks clean, and made sure people didn't leave trash everywhere. Having a dishwasher, washer, and dryer inside the apartment were so nice! I loved the closet space. Garbage service, water, and electric were well priced for us. The dumpster was nice because it was right there and easy to take trash out. Businesses are so close and you can walk anywhere! It really is nice little place to live. They take dogs of all shapes and sizes so that was a huge draw for me and my dog! The Bad (the reason for 4 stars instead of 5): The walls are a bit thin, and the parking can get intense towards the "A" building since the lot isn't as big on that end. The gate (like all things used frequently) broke a few times, but it was never a big issue to get out. Yeah, people should pick up after their dogs. It's pretty bad some days, but I always walked my dog around town, so we didn't have to deal with it too often. There are a lot of children everywhere riding bikes into the street, and running into the street. Parents here are pretty lazy and do not monitor their kids so they get out of hand fast, but the office staff tries to make sure parents are notified if there are complaints. All in all I had a great 3 years here. I only left because I bought a house. So, let me inform you about my move out process. It was great! I moved out in March, and Travis did our move out inspection. The office staff were informative and even gave me a check list of things they look for at move out to help me! I followed that list to a "T". When I moved out I got most of my deposit back (sans carpet cleaning fee $75). It was a really smooth move out. They made it easy for me. Tustin is a great place to live. They are cordial, informative, and helpful. I read a lot of complaints and that's why I wanted to make this review was as informative as I could. I'm certain these people who've had "a terrible experience" and say that this place "awful" or "the worst" are usually the people who trash a place, never clean, and are entitled people who think there are no consequences for their actions. Don't listen to them. This place is cool, and I loved it there. Thanks for the sticking out the review!

  If I could give 0 stars I would. Very disappointed with our experience here. Don't bother going to the office, because they don't make an effort to do anything. If you get apartment E-205 I advise you to RUN FAR AWAY!!!
