    I'm so grateful we found the Malloy. It seemed like every other option in the area had one fatal flaw between management, living conditions, upkeep, price, etc. The Malloy more than satisfies each of these elements. One instance that I think encapsulates the amount of care this staff puts in their work was from move-in. The fridge that came with the unit was brand new but had a manufacturing error. When I told the team as much, they guaranteed that the work day wouldn't end until a new and functioning fridge was in the unit. Sure enough, they brought a new fridge in the early evening. The facilities are in excellent condition, all with an authentic art deco style that you just can't find nowadays (with the exception of the gym, package lockers, and laundry room, each outfitted with new machines and amenities). To touch briefly on mailing, the building uses package lockers and mailboxes inside the building. With the gate out front, the building door, and both of the managers in their front offices during working hours, there's never a fear about things being stolen or people who don't live in the building or aren't guests ever entering. The premises feel perfectly safe. Arguably the Malloy's best quality is its staff. Both managers and the custodial group are on-site constantly, communicate diligently, and show genuine care in multitude of ways. Employees here know the residents by name and are always willing to answer questions, solve issues, or just have a nice conversation. I've already renewed my lease and look forward to continue doing so while I'm in the area.

    We have lived in this building from June 2021 to June 2023 (2 years –and that was enough). IF you don’t mind the following, this building is for you. Otherwise, think twice before renting this space: 1) Zero ventilation within your apartment, including the bathroom. 2) The brick building structure contains so much heat in the summer. It felt like an oven, even late at night. 3) Old toilet system: sometimes it took multiple attempts to flush down the waste, and sometimes the toilet ran 20 to 30 minutes and would not stop – the maintenance team could not figure out a way to fix it. 4) After-hour emergency number – don’t even bother. Because people who picked up the after-hour emergency number had an algorithm, and if the issue you reported did not fit their algorithm, they would not do anything. What did not match the algorithm, you may ask? That included our neighbor’s smoke alarm going off at 10 pm. The emergency number would not send anybody over to check it out, and we had to call to fire department instead. 5) Noise from both University Ave and/or 15th Ave. Car racing and ambulance noise down on 15th Ave can wake you up through the night. 6) The kitchen counter was not properly sealed, so the top drawer was unusable due to particles falling from the wood counter. We put down a $400 deposit, but we are getting less than $5 back because: 1) “Holes that were larger than normal” – even though we were told at move-in that hanging things on the wall would be considered normal wear and tear and would NOT be considered as issues of damage. The management did not stand by what we were told. 2) Even though the building needed to repair and repaint the ceiling and walls, because there was water damage from the building water issues at the beginning of our residence, and the maintenance team never repair/repaint it despite our multiple follow-ups. The wall and ceiling were overdue for a coat of paint after 2 years. We, as residents, were responsible for it. 3) Vinyl repair. The layer of vinyl the building put on the kitchen floor was a fragile material – the quality would never make past 2 years because the color changed quickly with dust. They would not stand any heavy furniture, and we could not keep them intact upon moving as a result.

    I just moved out, I'm sad to leave but needed to. The staff is great, everyone is so accommodating. The place is really close to campus and the Burke Museum. It has an overall great environment. Awesome place to live. I would recommend to anyone looking for an affordable place in the U district.

    Location is great, the old hotel building is cool, but new management has become very money grubbing in their approach to tenants. The lease structure doesn't match a school year so if you want a year lease, you have to have an 11 month lease and then pay for the additional month. The additional month is double the cost, so a studio leasing for $1750 a month for 11 months costs you $3500 for the additional month. They've also decided on ways to take all of your deposit. Even if you do a great job of cleaning it "doesn't meet their standards" and they will take the rest of your deposit for painting and new stove drip pans which they used to provide for each new tenant anyway. Beware!!!
