The apartment was decent, but the management during move-out was disappointing. I scheduled to be present for the final inspection, even took a day off work, but no one informed me it was canceled due to an emergency. Then I was charged for pre-existing issues I could have clarified had I been allowed to attend. Very unprofessional communication and handling of the security deposit.

What appears to be a pleasant and affordable place to live with easy access to 95 is actually a living nightmare. The staff in the leasing office is very kind and polite up until you sign that lease. After that, they will no longer consider your concerns or basic living needs and are very rude and disrespectful, wish I was around more to realize this before I spent my money here for so long.
I will not be renewing this time, and I feel bad for anyone who gets my unit in particular because it has issues that management will definitely not forewarn you about and fixing their sewage system is highly unlikely based on the responses I've gotten from the unbelievably rude staff in the leasing office.
In my three years of living here my apartment has been flooded four times due to the neighbors upstairs or downstairs clogging up their sinks and toilets with grease and baby wipes according to what the maintenance supervisor said. The other three times that it flooded someone from maintenance showed up within the hour to get the flooding under control before things got too messy. But this past week the maintenance guy arrived three hours later, giving enough time for the sewer water to fill up my bathroom, hallway, and reaching into the living area. The kitchen was flooded as well, making my unit totally unlivable due to all the bacteria and sewage stench that has been neglected and building up for the past three days.
I'm sure if maintenance took my four urgent calls more seriously and showed up within the first hour when the water was only at half bathtub level, this giant mess could have been avoided. Make sure you have renters insurance if you do live here because Renee from the leasing office response to me asking to be reimbursed for at least a portion of the three nights I've had to pack up and stay a hotel was the sewer water incident is "not her fault" and that I should have renters insurance. She told me that if she paid everyone back every time this incident happened, the company would go out of business. This statement was alarming since it goes to show how many times tenants have had to evacuate their units due to sewage disasters.
Maintenance tore out the carpet (but said they aren't replacing it) to get rid of the soaked matting underneath has two fans running for the past three days to dry up the mess and now I have to take it upon myself to take a day off work to do a deep cleaning of my kitchen and bathroom and throw away all my destroyed belongings. This ordeal has taken a toll on my finances, having to take off work, eat out, and stay at a local hotel while this issue slowly gets fixed is making me lose my sanity.
Let's just say my one day off of work a week is better spent outside the apartment because there's no rest here if you are a light sleeper. I happen to be surrounded by two unhappy and unstable families that I can hear fighting and banging through the walls usually on Friday and Saturday nights and a dog owner that leaves his poor pup on the balcony crying and yelping all day whenever it's sunny out for god knows why. The sound of babies crying is understandable since that's what babies do, but the sounds of domestic violence is too stressful for me to listen to and calls to the police have been ineffective.
I'm just thankful that I saw Summerland Heights for the inconsiderate mess it it really is before staying here a month longer!

It was a good and nice place to live but Management is very rude. The manager is rude and she doesn’t listen to your concerns or even look at your face. I never had a problem before until now that I needed something fix on my apartment and it was not done. Even the supervisor did not fix the problem. I think it is time to move out and look for a better place to live.
