    Patti, since you like responding to every bad review, here’s one from someone who actually Counter sued and won. PMI Virginia - a Property Management Company w/ zero integrity. I won my countersuit against this company, and honestly, it was one of the easiest cases my lawyer ever handled. Here’s why. PMI was charging me $15 every single month for air filters that I never received. Not once. I didn’t even know about these charges until they tried to fraudulently bill me $250 for a broken window that was damaged by weather. When I confronted them about it, I mentioned that I’d already paid over $260 for filters that never showed up, and they still had the nerve to tell me the window charge stood. For anyone else being charged “filter fees,” check your statements and make sure you’re actually getting what you’re paying for. If not, demand your money back, that was the basis of my countersuit, &I won because of it. Patti and her husband, Troy - don’t care about tenants, in my opinion they only protect the property owners that make them money. And then there’s the front desk manager? Receptionist? Idk. Possibly one of the most incoherent and condescending people I’ve ever dealt with in a professional setting. I had already lived at this property for two years when she tried to tell me they had sent me “several letters in the mail” asking for my filter size. We both know she didn’t. I reminded her that every single communication they’ve ever sent has been through RentVine, not the mail, and that my neighbors who were also being charged for filters had never received a single letter either. this isn’t the property I manage, this is the property they manage. It is not up to the tenant to provide filter sizes when the management company is the one charging for and supplying them. Her excuse? “It must’ve been USPS.” Then she told me to watch how I talk to people. I said, “We both know this isn’t a USPS problem.” Her response? “Well, things get lost in the mail all the time, that’s why we don’t let tenants send rent in the mail.” So I said, “Then why are you sending letters through the mail if you already know they get lost, while continuing to charge me $15 a month for filters I never got?” She then told me if she had to send someone out, she’d charge me a trip fee. 😂 THE GALL! If you read through the screenshots, you’ll notice she even says that other tenants see the charge on their ledger and call to have it sorted out, but when I questioned it, her response was, ‘you’ve never said anything about the filters before.’ Never once was I met with understanding. Just threats and a summons to go to court.. Patti (the owner) herself has a public Facebook post from a few years ago mocking a woman trying to apply for housing, and the entire thing reeked of racial undertones. Several lawyers and realtors actually advised me to report PMI to DPOR, but I decided against it. Honestly, winning my countersuit and having the truth out here publicly feels like better justice than letting another complaint get quietly buried in paperwork. In the end, I got what I wanted. One of those being that the owner of the Property had 45 days to find a new property management company. Relieved to have escaped a classist, elitist company that confuses professionalism with quiet cruelty. Watch how she tries to respond to this review, because she comments under every single bad one with the same copy-and-paste excuses. I’m curious what she’ll say to this, considering she knows everything I’m saying is true. “On the contrary”, or “I’m genuinely shocked at your review” 🙄They require every tenants background to be in the limits of their policy, however don’t hold up to their own standards. Like charging their tenants for something they know they’re not receiving. PMI is the definition of unprofessional, manipulative, and dishonest.

    Been renting from PMI for almost 5 years now. Never had an issue that wasn't resolved either same day or next day. The maintenance team is great. Krystal in the main office has always been a great point of contact. 15/10 company.

    I actually liked PMI Virginia. Patti was amazing, she helped me find a huge house close to my daughters job, in a very safe neighborhood. I had some amazing neighbors! I have ESA cats, she educated me about my rights and what LLs can't do or deny in regards to them. She was really prompt in responding to me. She showed me 2 properties. The approval process was fast and painless. We were new to Virginia from Arizona, she just knows her stuff. Krystal the office manager is a joy and will keep you sane. She's always pleasant, professional and friendly. Always willing to answer your questions with no judgment. One of the best! They are on it when it comes to maintenance. Troy can be a little intense because if someone hasn't fixed an issue hes on them like white on rice. Hes a no nonsense kind of guy but does have a good sense of humor. Any issues we had got fixed within a day or two at max. Often the sane day. They had great contractors who didn't just patch issues. They fixed them. The ONLY reason for 4 stars instead of 5 is because of Jade. I'm not sure what her title is but she's a nightmare if I am being honest. Never helpful, always trying to put the issue off on the tenant. She needs soft skills training! Every time she responded to a maintenance request, she talks to tenants like they are crooks and liars. It took 4 days for my gas to get turned on because they were refusing to speak with her to confirm my account and lease. They found her rude and unprofessional. The old tenants forgot to disconnect the alarm and set up new service at their new residence. It was blaring, one morning and we had no access because of that. I took pictures and videos and her response was there's no way it could be doing that because the previous tenants disconnected it. No they didn't and why would I lie about it. It finally stopped blaring but thank God for another contractor who came by to fix a closet door. He disconnected it so that it wouldn't go off again. Leave it up to Jade it wasn't going to get resolved. It was just not a great experience at all with her. But either Troy or Krystal would step in and actually fix our issue without making us feel like we were the crazy ones. They sent my security deposit back. I got the majority of it returned, 95-98% of it, and I appreciate them not nickel and diming me. Most LLs or Property Management companies don't return a dime. They did. We had to move because my grandson passed last year on 9/11 and I needed to move back to the West Coast to be closer to my son. We stayed until the end of our lease or we would have renewed. They were very understanding and helpful with the move out process. I would even consider PMI out here because of my experience with them. I had a bad taste in my mouth from a previous experience with a Property Management company and now I'm open to renting from them again. Thanks guys.

    The best property managers and real estate agent team in the area! I am a real estate investor with properties in several states and it doesn't get much better than PMI Virginia. I live out of state and am active duty military, so I don't have the time to manage my properties on my own. I found reassurance in Patti Robertson and her team to take great care of my properties despite being hundreds of miles away. They have been managing my Virginia properties for over two years now and have done an excellent job maintaining them, finding solid tenants, advising me as the property owner, and, ultimately, making me money! More recently, I sold one of my rental properties for another investment opportunity. I used Melissa Pulling as my agent and she was a rockstar realtor, solidifying multiple offers over asking price! Some of the buyers were challenging to deal with and Melissa navigated these difficult situations extremely well, providing me with expert advice throughout the entire process. I would highly recommend PMI Virginia to anyone who is looking for property management, or to buy / sell!
