Do NOT move to this complex. I’d advise against any Breeden Conoany development. We have had countless issues in our experience here, including one which I had to involve an attorney. Our AC is out for a 6th time in 3 months. We have had an infant in the home that whole period. We are always promised it will be fixed that day when asked, yet our problems are ignored every time. I walked into our kitchen flooded 2 weeks ago because of a massive leak in our ceiling. The head maintenance told me repairing that was top priority because of mold exposure to baby in the home. Yet, here we are and still no repair. We were fooled by the touring process but I would definitely advise against moving here and being neglected by the staff. It is immensely overpriced for what you DO NOT get. There are plenty of better options at a similar price point.

Context: My unit is not vacant and ready to view or move into and my proposed move in date is not for another 2 months and 1 full week….
After being pressured into paying nonrefundable fees within 24 hours of applying for this property and then being pressured to sign a lease within 72 hours of giving a nonrefundable holding fee, I’m now finding out that if I don’t want to move in, I have to pay almost $6,000 to get out of this community I haven’t moved into.
Update: Now the team is also treating to cancel my lease if I don’t pay for renter’s insurance up front.
Cambria/The Breeden Company could 1000% just put the apartment back on the market and it be rented same day. Additional context, they had another prospective renter at the same time as me and likely others.
This unit could absolutely be rented without financial loss of this property/company.
Again, this unit could be leased with ease, no loss, or effort without Cambria at Cornerstone and Breeden Company forcing honest people out of thousands of dollars without ever seeing the unit in person or stepping into the apartment.
As someone who has worked in property management and real estate in the past, I don’t EVER remember pressuring or locking residents into things when I was a leasing and selling property.
Prospective renters please be careful. And if this has happened to you as well, I’m so sorry you’ve had to experience this as well.

Do NOT rent here. The first red flag occurred when we were not allowed to tour our apartment prior to move in day in March. The second red flag was when we finally did tour, it was apparent that the apartment had not been thoroughly cleaned. It smelled of cigarette smoke & there was adhesive strips from shower shelves left in both bathrooms from previous tenants. Also, both showers were very slow to drain & had to be snaked. Forcing us to clean hair from previous tenants (gross). My last & final straw is a ceiling leak that has not been properly addressed. It first began in one of the bedrooms & after a while grew what was obviously mold. I immediately contacted maintenance to which they came out and “treated” it with primer “that prevents further mold growth”. They ultimately painted over it. A short time after, it has started to leak in the entry way shelf & near the kitchen area. I have put in multiple maintenance service requests & spoke to multiple people in the leasing office. Each time, they sent maintenance to “come look at it”. It has been three months that this has been an ongoing issue & it gets worse by the day. A week ago maintenance came & placed what appears to be a trashbag, lined with tape around my entry way shelf. At this point, there are pockets of water behind the paint & mold growth on & underneath the shelf. I still have no answers as to what the plan is. Also may I mention, the dumpsters are constantly full & overflowing onto the street. That has to be some kind of health code violation! I am so disappointed in my experience with Cambria so far.
