    We have complained about squirrels moving around in our walls and this past Friday they finally got through and put a huge hole in our wall. Maintenance came and screwed in a plywood board. This is the type of crap I have been dealing with for 6 years. I'm waiting to see if the front office will actually have someone close up the opening in our roof where the squirrels are getting in.

    I’ve lived here for almost 2 years this time and I’ve lived here before a decade ago but this is my honest review. Pros: Location - this is why I keep coming back. It’s an affordable 3 bedroom apartment 1 mile from the beach. Surrounded by everything you would need within walking or biking distance. Maintenance - my experience has always been positive with the team, which is just 1 guy right now. He helped me out when I had a flat tire also. Really nice human. Qualifying - you don’t need great credit and you don’t need to pay a security deposit or at least I didn’t. But they do charge a monthly community fee in lieu of a deposit. Kids/Safety - my daughters have plenty of other kids to play with in the neighborhood and we feel safe here. I did some research looking at police reports and there have been very very few in this neighborhood. The surrounding neighborhoods are a different story though. Schools - I like the achievable dream academy. It’s a title 1 school that gets a lot of gov money. It’s primarily black and I’m glad my youngest goes there. High school - reminds me of community college and my daughter has been doing really well at it verses the other ones back where we used to live. Cons: 1. The company they use to take rental payments is called RealPage LLC. They just went through an attorney general lawsuit for scamming people, google it. Every time you make a rental payment, they pass the credit/debit card processing fees to the tenant. The inflated fee ranges from 3-10% of your rent payment depending on if it’s visa or Mastercard etc. Sure, I can pay in person with a money order or something or with a bank account but in 2025, I want to use my card and I want the payment processor to pay their own fees. 2. The place is falling apart and there is mold growing in the walls. (maintenance has done as much as they can do) 3. I owned a home in another county and rented it out. My tenants moved out early and I was paying my rent and my mortgage for a few months. I emailed the leasing office email and called them about the situation and they ignored me and tried to evict me per my lease (it was dropped as a non suit because after closing I paid everything immediately) but if they had called me back or read my emails, they would have saved us both time and money. 4. Roaches… However, I do not leave any food or dishes out, I take my trash promptly and I do my own pest control (buy a can of bug killer spray and spray around windows and doors, etc) which makes my apartment good but others in the neighborhood have had worse problems.

    Have no roomates except the ROACHES. The pipes makes noise when turned on.

    Essence was a great tour guide. She answered question quickly and pointed out things I didn't think to ask. She throughly explained the differences between units and made sure I understood the rental rates and any fees or utilities. When I walked away from the tour I canceled my appointments at other rentals because I knew I found the one I wanted!
